In one of my previous posts I showed how median selling price of 2 bedroom condos in Danbury behaved during the years of 2007, 2008, and 2009.
 

And in a more recent post this week I also showed that the median price for 2BR condos sold between Jan and Aug 2009 and 2010 were $200,000 and $212,250 respectively. It is aprox. 25% below the median price in 2008, but it looks promising. Also, the ratio between SellingPrice /ListingPrice in 2009 was higher (6.84%) than in 2010 (4.36%). Comparing the closing of 29 two bedroom units in 2009 between Jan 1 and Aug 30, and sales of 22 units during the same period in 2010 brings some interesting results: the average price for two bedroom condos in Danbury has remain practically the same, and the best part is that the median price has actually increased by almost 6%.
Although the average DOM (days on market) in 2010 was 104, higher than the 86 average number of days in 2009, it is also interesting to see how the SellingPrice /ListingPrice ratio in 2009 was higher (6.84%) than in 2010 (4.36%). … (0 comments)

danbury condos: One bedroom condo sales Jan-Aug 2009 vs 2010. - 08/30/10 05:46 PM
While trying to compare sales of one bedroom condos sold between January 1st and August 30 in 2009 and during the same period in 2010 I found that the median price in 2009 (Jan-Aug) was $85,750 and $155,000 for the same period this year.
Because only 3 one bedroom units were sold this year the statistics can be skewed. In future posts I will show how 2 bedroom condos and 3 bedroom condos behaved.

danbury condos: Sales of Two Bedroom Condos in Danbury - 09/15/08 05:55 PM
 
The table below shows how this segment of the market has behaved in the last three years. I have only selected those sales that occurred between June 1st and September 1st in 2006, 2007, and 2008.Even though it took almost 40 days more in 2008 than in 2006, only 49 properties (2 bedroom condos) were sold but for a similar median price. It looks like property prices for this segment are recovering from 2007.

danbury condos: DANBURY, CT - Weekly Market Snapshot - CONDOS - Nov. 02, 2007 - 11/02/07 03:40 PM
The weekly snapshot last week showed a total of 333 units (ACTIVE plus Sale Pending), with an Average Median Price of $318,310 (The Average Median Price was calculated as the sum of the product of Nr. of units times the median price for each status divided by the total number of units, so I could have a parameter to compare week by week how prices are changing).
This week, we can see that the total number of units went to 321, and the Avg. Median Price to $296,662. This is a 6.8% reduction, and 288 active listings (all af the status shown except … (2 comments)

Well... At least in the segment $300K - $400K.
Before commenting on how the market is doing, I suggest watching your specific market.I chose Danbury and the period of Jun.01.07 - Jul.31.07 and compared the market to the same period one year ago.What you can see is that you can't generalize. Market behavior depends on the type of dwelling (Single Family, Multi Family, and Condo), and also on the price range..In the first graphic you will see that while Single Family homes between $200K and $300K showed a difference between Listing Price and Selling Price in 2007 (Jun and Jul) of 3.01% … (0 comments)
