nick vandekar team: Main Street Village in Chesterbrook, PA - 07/30/10 10:33 AM

Main Street Village
Whilst I love the homes in Main Street Village in Chesterbrook, PA, they are Victorian in style, spacious and well liked by owners. Here location is everything. This development is situated very close to the PA turnpike and the noise can be loud depending exactly where you are situated, especially with the proposed widening of the turnpike.
The homes offer a large variety of floor plans with two, three and four bedroom homes available, size ranges from about 1800 to 3000 square feet and prices over the last 24 months have ranged from $300,000 to $389,900, whilst … (1 comments)

nick vandekar team: Is Wawa coming to Berwyn? - 06/09/10 01:28 AM
Wawa seems to be inspecting the old Eckerd property on Lancaster Ave in Berwyn to see if they might be able to open a Wawa Gas station and store on the site. The site on the corner with Bridge and Lancaster Avenue in the heart of Berwyn would be a high visibility site and location that has been empty for a long time.
Tests seem to be underway, however they have not as yet according to sources made any approach to Easttown township for permission.
What do you think? Is this good for Berwyn or not? How do you think Easttown … (5 comments)

nick vandekar team: Short Sale processing - When is it under contract? - 06/09/10 01:19 AM
How are you processing your short sales? When is it under contract?
When you receive an offer and forward to your sellers' banks are you marking these properties under contract in your MLS? As brokers are you processing checks or waiting for bank approval?
When do you consider the home is under contract? Whilst banks are supposed to be speeding the processing of short sales through their systems I am finding that it still takes a long time to get any answers. As such sellers are requesting homes stay active on the market to find alternative buyers if the original buyer looses … (7 comments)

nick vandekar team: Secret Park in Berwyn - 04/08/10 05:20 AM
If you ever want somewhere in Berwyn that feels like a secret park and that is quiet, the Frank Johnson Memorial Park is the place.

Located at the end of Bridge Street, opposite the playing fields behind the old school buildings and library this place is a little gem. Maybe in the afternoon after school it gets busy, or early evenings when teams are out playing volleyball, but in the mid-morning you can sit quietly, maybe a mother or two will be there with a toddler playing on the swings and climbing set, but it is a wonderful place that few … (0 comments)

nick vandekar team: Wayne, PA executive rental - 03/31/10 02:08 AM
We just listed a great rental in West Wayne. Walk to everywhere, a walk score of 92 that means this home is a walkers paradise. You can walk to the Farmer's market for flowers, fresh bread, cold cuts, vegetables and maybe even a small gift for your self, plenty of restaurants, bars and coffee shops just steps away. Maybe a walk to the library, followed by a nice latte whilst reading your book, followed by a movie in Wayne, followed by dinner and a brisk stroll home to finish off.

Full details of this home are at 405 Windsor Ave, Wayne, … (0 comments)

nick vandekar team: Royal Tea House Berwyn - 03/19/10 09:03 AM

Trudy and Istopped by the Royal Tea House this afternoon in Berwyn and met the owner Eileen Hoban. What used to be the Berwyn Coffee Shop has been transformed into a tea lovers haven or even heaven. Multiple teas of all types, black, green, caffeinated, decaffeinated, fruit teas, herb teas etc. Every type of tea you want, and if you don't see the one you love let them know and they will get it in. Unlike a traditional coffee shop Royal Tea House is really aimed at having you buy your tea rather than just stopping by for a "quick cuppa" … (5 comments)

nick vandekar team: Els on a roll and Tiger's riding in! - 03/16/10 10:37 AM
Ernie Els wins the CA Championship leading his South African countryman, Charl Schwartzel, by four shots at Doral's Blue Monster.  Charl has idolized Ernie since he was a lad - which was only yesterday for the rookie on the US PGA Tour.  Ernie has worked hard to get back on top and represent to 40-something crowd on the US Tour.  This should just be the beginning of a great year for him.
The CA Championship is the second in the World Championship series with a limited field.  Only two Americans, Kuchar and Haas stayed in the top ten after Sunday's round.  … (0 comments)

nick vandekar team: 10 Mistakes to avoid that sellers make that lead to their homes not selling. - 03/15/10 03:55 AM
When selling your home you want to avoid mistakes made by sellers whose properties either expired or were withdrawn as both mean the property did not sell. Below is a list of some of these mistakes. Let us know of any you have come across either as an agent or a buyer.
Over improve their home. always consider if improvements you are making are pricing your home above the fair market value for your neighborhood. Will that extension make your home the largest? This leads to homes that don't fit a neighborhood or won't appraise because of lack of comparative homes … (3 comments)

Tiger Woods, Rickie Fowler, Hunter Mahon, Michelle Wie, John Daily, Sandra Bullock
Five of these people are getting more press than Tiger Woods.  That is until February 19th...the day Tiger walked on the world stage and admitted he was supposed to be like everyone else - and wasn't, in his own mind.
Rickie Fowler has been the talk of the 2010 PGA Tour.  He's a rookie who plays like a veteran.  He's a rookie who plays fast enough to make Rory Sabbatini happy.  He is a rookie who has the nerves of a seasoned assassin.  He has the confidence of an … (0 comments)

nick vandekar team: Year of the Tiger Woods - 03/10/10 07:06 AM
2010 is the 4708 Chinese Year of the Tiger.  All of the stars were aligned properly for the Asian/American golfer Tiger Woods to make it his personal "Year of the Tiger".  He has won fourteen (14) major professional championships.  Only Jack Nicklaus, one of his idols is ahead of him with eighteen.  Three of the four 2010 major championships were to played at favorite venues of Tiger Woods...the Masters at Augusta, the US Open at Pebble Beach and the British Open at St Andrews (the PGA is at Whistling Straights).  Tiger was on track to win at least one, or more, … (0 comments)

nick vandekar team: How the 2010 Pennsylvania Agreement of Sale changes affect you. - 02/05/10 07:52 AM
Every year the Pennsylvania Association of Realtors reviews different forms. Last year the Pennsylvania Agreement of Sale was given a review in light of comments from Realtors using the form. These changes are just about to be released with the new version of the Agreement of Sale in 2010. There are a lot of changes to language but let's discuss a few of the highlights.
How will these changes affect you as an agent, a seller or as a buyer? As an agent you need to become conversant with the new forms and what changes have been made and how these affect … (2 comments)

nick vandekar team: Upper Providence Twp plans to raise Real Estate Transfer Tax - 02/03/10 10:08 AM
Upper Providence Township in Delaware County is holding a meeting next week to disucss raising the Real Estate Transfer Tax by 0.5% making it the highest suburban Philadelphia Transfer Tax. With home sales already suffering the township is considering raising taxes on home sales? What are they thinking?
This will affect all sellers and buyers of homes in the township making their transaction more expensive. The state legislature along with many other townships has seen the light relaizing that Real Estate Transfer tax is unreliable and very narrowly focused. It being far better to tax on a broad base rather than a … (0 comments)

nick vandekar team: Easttown considers citizens budget advice. - 01/31/10 09:32 AM
In a recent article in the Main Line Suburban Life Chris Polites this years chairman of the Easttown Board of Supervisors put a call out to citizens who live and work in Easttown to give advice on the township budget. During the process for this year there was outcry at the suggestion of an earned income tax being implemented. Hundreds tourned out to the board of supervisors meetings. Whilst this was avoided for the current year, by raising property taxes and implementing a new $52 business tax on anyone who works in the township the threat of state budget cuts creating … (0 comments)

nick vandekar team: Old Forge Crossing Sales for 2009 - 01/14/10 02:39 AM
There were 23 sales in Old Forge Crossing in 2009, 6 more than 2008, about the same as the 24 in 2007 but way off the high of 50 homes in 2006. The homes selling were a mixture of one and two bedroom units and several one bedrooms with dens along with one townhouse in the community.
Prices like everywhere have suffered from the financial crisis we have been enduring and days on market have been very mixed with many homes being on more than 100 days but with a few selling quickly giving average days on market of 53/54 days. … (0 comments)

nick vandekar team: Property Values in Apeldoorn, Holland - 01/02/10 03:29 AM
As we are visiting family in Apeldoorn, in Holland and having a wonderful time I thought I would post some information on property values.
On our way to the market we saw this new home:

This is a new home, 4 bedrooms and 1 1/2 bathrooms, priced at 600,000 Euros approximately $900,000, this price includes the kitchen and bathroom which usually are not included in new construction, you pay extra for them to be finished, note there is no garage, and the lot is pretty small. However, this particular house has a lot premium as the view across the street … (0 comments)

nick vandekar team: Old Forge 2009 - 12/05/09 07:40 AM

With a first time buyers tax credit sales at Old Forge Crossing this year have unexpectedly been slow for both 1 and 2 bedroom homes. Homes that have been for sale have had few showings, with buyers being more demanding and even completely updated 2 bedroom end units, with new baths and kitchen have not sold. When a two bedroom, bank owned home came on the market very well priced this also took several weeks to sell when it should have been snapped up right away. So although interest rates are low, buyers are finding it hard to qualify for mortgages … (0 comments)
