What is Different about This Market than in Years Past?

I've been giving this question some thought lately. We've been through buyer's markets before, so what is different this time? A buyer's market means there is more than 6 months of inventory on hand. I am seeing inventory on hand creep up closer to the 12 month range in certain areas and price ranges again. It had reduced to 8-10 in some price ranges and areas of North Atlanta. The Avenue Forsyth's ribbon cutting ceremony is set for 6pm on Wed, May 14th. 40 stores and 5 restaurants are expected to be open. There are several giveaways and stores will have big promotions going on. Many stores have already been open over the last couple of weeks, but the grand opening should be full of promos!
Tues, May 13th Barnes and Noble will have a special preview opening from 6 to 9pm. A portion of the proceeds of this events goes back to forsyth county schools so please shop!!

Mortgage rates are decreasing again- down to 6.08 today. Watch and let me know if I'm right, but I think rates will continue to decrease and I believe the Fed is going to help us out at their September 18th meeting! I've heard from agents in Florida that homes prices are leveling off. I expect the same thing to happen here in North Fulton. Sellers get to a point where they can't/won't go any lower and then prices will level. Guess what? It is a buyers market, but you know what?? Our buyer's aren't finding what they are looking for. We have buyers right now looking up to $700k and can't find a home that is updated and meets their criteria. Honestly, as we've looked around the area, I don't blame them. They don't like white cabinets- neither does the majority of the population now by the way. They don't like brass- that too is out I'm afraid. Well, we've got the North Atlanta Real Estate News for you.  The good news is that sales prices in Alpharetta, Cumming, Johns Creek, Milton, Roswell and Suwanee Georgia are not decreasing.  Our North Atlanta real estate sales prices have been relatively flat this year but at least they are not decreasing (like other areas of the country)! 
Average North Atlanta real estate sales price for July 2007 was up $440,166 with average days on market 57.
