pasadena real estate: Take Over My Payments - Published in the Pasadena Independent, and the Monrovia, Sierra Madre and Arcadia Weeklies - 08/22/09 11:34 AM
“We just don’t want our property any more . . . it’s too much stress.  We’re tired of being soaked by the bank, and we’re not going to send them another dime.”
This frustrated woman and her husband bought a penthouse condo in Pasadena just above Cal Tech for $510,000 2-3 years ago.  It’s in a great location and has beautiful views of the San Gabriel mountains, but the mortgage payments are draining the life out of them.
In fact, they’re in the process of getting a divorce.
They bought because their broker promised them that it would be a good … (1 comments)

pasadena real estate: Bunny Sighting in Old Town Pasadena - 06/27/08 06:02 AM
Well, it IS Friday, what do you expect? Plus, I feel it's my duty to warn unsuspecting citizens of how incredibly wild and dangerous Old Town Pasadena can be.
This bunny sighting happened right in front of Cafe Bizou at the corner of Holly and Raymond. Amidst honking and hooting, this brood of bunnies was seen heading into Vertical at approximately 6pm on a Friday evening. They haven't been seen since.
This is the type of unfortunate thing that happens when women are not properly repressed. Women hit their 40's and sometimes they simply break out of social constraint, creating havoc … (4 comments)

pasadena real estate: When Real Estate Becomes Real Estagnant - the Sacred Path to Low Ball Offers - 06/26/08 09:27 PM
Oh I hope, I hope, I hope . . . I really want that $100 gift certificate from to Vertical, my favorite upscale wine bar in Old Town Pasadena. (You don't think I talk about wine too much, do you?). Well, even if I don't win Irina's contest, it was fun to think up silly names for stale listings . . . properties that are begging for low ball offers.
One of my fellow bloggers here in Pasadena has put together a very good post about this:
"What is a stale listing? A home listing that has been sitting on the … (1 comments)

pasadena real estate: Seller Financing and Drinking Wine in Pasadena - 06/13/08 10:42 AM
I know wine goes well with a lot of things like cheese, crackers, fruit, dark chocolate, love . . . it's just that I didn't know it went well with a nice chat about seller financing. And actually, the more wine you drink, the better the conversation gets and the more brilliant you feel . . . that nice fuzzy feeling of, "Wow, we've really shared a nice connection here . . ."
Last night I attended a wine tasting event put on by the PFAR Charitable Foundation (Pasadena-Foothill Association of Realtors). The evening couldn't have been more beautiful as we … (0 comments)

pasadena real estate: How Does Pasadena Compare With National Real Estate Trends? - 05/29/08 12:44 PM
National housing is down 14% . . . how does Pasadena fare? Here's the data for zip code 91107: Wow! There were 63% fewer closed real estate transactions in March of 2008, than March of 2007! Holy cow! That's quite a lot, isn't it? But the interesting thing to note is that prices were UP, not DOWN!!! Average home sales were up 9%, and the median home price was up 5%. OK, so you had to wait a little longer (63 average DOM), but prices are still going UP instead of DOWN. Just fewer people are risking it, I guess. Priced … (2 comments)

pasadena real estate: National Real Estate Trends - How Do We Compare? - 05/27/08 03:21 PM
I hope you all had a nice holiday weekend . . . how national home prices fared we won’t know for a bit, but we did get some numbers for March. Prices have fallen over 14% from last year, reports the S&P/Case-Shiller Home Price Index“
There are very few silver linings that one can see in the data,” says David Blitzer, chairman of S&P’s index committee. “Most of the nation appears to remain on a downward path.”
In the index’s 10 major metropolitan areas, prices fell 2.4% from February to March and 15% year over year. As per usual, Las Vegas … (1 comments)

pasadena real estate: REO Holds Short Sale Hostage - Feeling Foreclosure First Hand - 05/20/08 07:22 AM
We all hear about how the rash of foreclosures has put downward pressure on the value of homes, but it doesn't always hit me so directly. I'm not talking about my personal home situation, but my personal business. The following series of events in one condominium complex provides a perfect microcosmic way for understanding what's happening at large.
There's this condo community in Hermosa Beach where I happen to have a couple of listings (I tend to get listings all over the place even though I'm based out of Pasadena).
The first listing was a short sale. It was upside down … (0 comments)

pasadena real estate: Pasadena Market Report - March 2008 - 04/23/08 07:05 AM

As you can see from the above market statistics, home sales have slowed considerably since March of last year . . . the number of closed sales is just over half.
Prices are holding fairly well, though, (down about 4%) but you have to be willing to wait a little longer to close escrow. Still, 63 days on market isn't bad, considering that the national numbers are showing 10 months of inventory (meaning, the average time it takes to sell a home is 10 months).
Fewer sales are occurring, but they are occurring, and the sellers that are willing to … (0 comments)

pasadena real estate: Pasadena Real Estate on the Rail - Gold Line Connects you to Old Town - 04/17/08 06:25 AM
Learning to use public transportation (the metro) was really a stretch in the beginning, but now it's a cherished aspect of travel for my whole family. The gold line's Memorial Station drops you off a block or so from historic Old Town Pasadena, one of the most delightful places to hang out this side of the Mississippi.

Holly Street Village sits right on top of the Memorial Station, and has the distinction of being the only apartment community situated within the heart of Old Pasadena's renaissance district. This property is the winner of the prestigious Gold Nugget award for … (0 comments)

pasadena real estate: Creative Palms Make Shadow Puppets on Pasadena Shell - 04/03/08 10:59 AM

One of the things I love about Pasadena is the intelligence, creativity and fun-loving nature of the trees. These palm trees behind Pasadena's Gold Shell in Memorial Park are doing a good job of making shadow shapes that definitely look like . . . well, trees. No, wait, I see it now! There's both a front and a side view of a tribal headdress . . . or maybe a couple of turkeys or slightly battered peacocks.
The metro's gold line has a station here at Memorial Park, which is very convenient for my daughter, who gets off at this … (0 comments)

pasadena real estate: Pasadena's City Hall Reminds Us to Keep Our Heads - 03/27/08 06:39 AM

Although I always associate this important Pasadena landmark with parking tickets (I never seem to have enough quarters), there's a little more to it. For instance, this is where the Posada Candlelight AIDS Walk begins and ends each year.
I first joined the December Posada Walk in 1996. We pulled 4 children (all in diapers or pull-ups) in a little red wagon all over Pasadena that night as they took turns cradling a semi-mutilated, but most coveted Baby Jesus doll.
"The Pasadena City Hall was built in 1927 to inspire the city with beauty, boldness and vision, and is … (0 comments)
