Fortune Magazine recently put out a list of the top 10 housing markets ready for a fall. Note that NOTHING IN Michigan is on the list. Honestly it is probably because we’ve already ‘been there and done that.’ In Oakland County and South East Michigan we are on the other side of a correction and now other markets are seeing what we experienced in 2006 when we went through it ourselves.

Overheard in my office more than once in the last two weeks, “Ever since the elections, it’s been like a Spring market.” The elections they are referring to are our Michigan gubernatorial elections in which the incumbent, Jennifer “She Can’t Run For President Because She Was Born in Canada” Granholm, easily defeated her Republican challenger, Dick “George Bush’s Amway Rep” Devos. We had an idea of how Dick could occupy his time for the next few years, but he has not called us to let us know if he is taking us up on it. Back to that Spring market thing…

Yes, it does appear that The Donald made a social call on my Michigan real estate blog yesterday during the Yankee Blog Swap. (A big thanks to Mary McKnight and RSSPieces for a great idea well executed!) To those of our readers from places other than SE Michigan, that title is very ho-hum. “So what?”, you ask. But readers nearby know that half million dollar homes in SE Michigan have usually experienced much longer market times in 2006. I’ve held off announcing this sale since it went under contract in October. No postcards to the neighbors even. I’m cautious, even though I knew the buyers were well qualified and excited about their purchase. I preferred to make it through closing. That happened late last week, and I think both the buyers and the sellers are thrilled.

Yesterday, Ann Guy wrote about pre-closing her mortgage clients.  Her post made me think about how Dmitry and I conduct our real estate business. So today I decided to check in on the 10 most expensive homes listed in Oakland County, just to see what my money would get me. These days, you have to list your home at a price over $5,000,000 to qualify for a top 10 spot on my list.
Ladies and gentelmen, today I came across a bargain hunter’s dream. I’ve never saved $3,000,000 on anything! Have you?

There is good news in this market.  While the days on market have almost doubled since last year, we are seeing higher average sales prices and higher median sales prices.  Higher end homes are selling as well.  There just happen to be more of them out there.  Today there are 689 single family homes and condominiums on the market in Birmingham.  333 homes and condos have sold since January 1, 2006.  We just took a look back at 2005, and there were 336 sales … (15 comments)
