September 2010 Notice of Trustee's Sales for Yavapai County AZ This chart shows the ongoing Notice of Trustee's Sales from Jan 2006 through September 2010. After a peak in Yavapai County Arizona in June of 2009 we look to be heading for another peak of about 350 notice of Trustee's Sales per month. It is important to note that many of these future foreclosures may take 12 months or more, but it is plain to see that there is a huge volume of REO properties making its way to market. Real Estate Agent Referrals are the bread and butter of my business here in Prescott Arizona. After nearly a decade of business I have come to some interesting conclusions about referrals. 1. Clients who find me via referral are about twice as likely to close a transaction with me then clients who find me in other ways; sign calls, craigslist and other online property marketing etc.

A large percentage of my Prescott Arizona Real Estate Business is helping buyers find Prescott bank owned homes. I find that one of my first tasks is to educate the buyers on the differences between buying retail and buying from a lender. We have all heard stories about "my cousin who bought a $400,000 home for $75,000". It's human nature to want one of those deals so I understand when my new client tells me he wants to offer 50% of list price on an REO home. In Prescott Arizona, HUD or the Federal Department of Housing and Urban Development sells houses. I love selling these houses for several reasons. Primarily its the lack of competition. You see, to sell a HUD home requires that your Realtor buy a special HUD Home key and learn how to navigate HUD's system. Also the brokerage must be registered with HUD. These are some relatively minor hurdles to overcome, but most Prescott AZ Realtors don't want to learn new skills. In fact I have found that a large majority of real estate professionals tend to travel the familiar path. But in (0 comments)

As a busy Prescott AZ Realtor, I spend a huge number of hours on the phone. Several years ago I decided that to limit my exposure to the cell phone radiation I should get a bluetooth headset. After much research and trial and error I found Plantronics. My research showed me that Plantronics both had really good products and great customer support. Since then I have gone through 6 bluetooth headsets all made by Plantronics and that has brought me to a couple of conclusions.

Because Prescott Arizona has always been a wonderful place to live, I get a considerable number of calls an emails from people who are considering moving here from all over the U.S. and Canada. It makes sense that as a Realtor I would be the right person to ask for information about a new area. So I have developed a system for helping out of town home buyers learn about Prescott and the surrounding areas. First I ask plenty of questions about motivation. Its important for me to understand what they buyer is trying to accomplish so I can best help (0 comments)

For the past year I have been working with a client who's property is going through the foreclosure process. And for many people this process runs in a similar pattern. First upon realizing that they can no longer make the mortgage payments they seek a short sale. A short sale package is submitted to the lender(s) and then we wait and wait and wait. Finally after three months or so, a notice of trustee's sale is issued to the borrower. This is notification that the lender is going to try to collect the debt with a sale on the courthouse steps.
