Decisions must be made prior to putting your home on the market for sale.

The topic of downsizing has come up a few times this week. Several homeowners I've run into are thinking maybe now is the time.

Lately I have met many, many homeowners who have very nice homes they have outgrown or want to sell. The dilemma many are facing is this. The home they own us financed with an FHA Loan.
Most do not have a lot of equity, however the values have risen enough that they can now sell.
The other dilemma is they do not have saving enough to come up with the standard ten percent down payment needed when buying with a conventional loan.

Imagine my surprise this week, when I searched my own home on Zillow and had to do a double take when the Zestimate has surpassed whatwe paidin 2005!  My heart almost jumped out of my chest. I actually said a few choice words (yes I did) I was in shock. You see, I have never to much weight into the Zillow Zestimate model.

Yesterday I received a call from a homeowner who is facing a job transfer. He wanted to rent his home because he did not want to pay the first time buyer tax credit back.
Quickly I looked up his public record information to see that he indeed bought his home before June 30th, 2010.
However, his logic was. He wanted to rent his home, so he did not have to pay the first time buyer tax credit back.
