Foreclosures are at an all time high. They've tripled in the past 18 months, leaving a record number of home owners not being able to pay the outrageous mortgages that most banks were approving during the real estate boom of 2002-03. As a result more and more banks are approving short sales to recooperate from their losses. The end result is the value of these homes "next door" to the unfortunate homeowners is also depreciating, therefore dropping the market value from were they were just one year ago.
