Occasionally my buying clients see a home that is full of junk, cluttered to the extreme.  They sometimes express surprise that a seller would not get rid of their stuff before trying to sell.  That's when I have to remind them that we covered this issue in our orientation.
Clutter is often the glue that binds many sellers to their "for sale" homes for eternity.  To its extreme, the cluttered home is almost impossible to view objectively, and that is great for buyers with a little insight.  Why look for a home that needs work when you can find one needing … (22 comments)

REO's, real estate owned homes, often referred to as foreclosures are a substantial part of the current listing inventory today.  For buyers, there are some differences which make REO property attractive in some ways, unattractive in others.  They are often priced competitively from the first day of listing.  That makes them easy to identify for a cost-conscious buyer, which describes just about all buyers.  It makes it so easy that everybody looking for a home finds a well priced foreclosure quickly.  There are often multiple offers for competitively priced homes, and the competition often yields more than asking price.

Last year, I wrote about the things that give my buyer clients an edge over some sellers. I listed overpricing, unusual paint colors, and the presence of clutter as three important components of a potentially good buy. It’s time to add a fourth element of a good buying opportunity: Hard to show.

When counseling buyers, we discuss what is important to them in finding a new home.  We also discuss what is important in getting a good home at a great price.  In my opinion, three important traits of a potentially good buy are:
1. Overpriced.  A home priced just out of its market range will get few showings and fewer offers.  If the seller can afford tosell at a market, our offer may be the only one they see.  There is a fair chance that, if the offer is presented properly, they will accept it.
