The past 48 hours have completely changed many things in the US. Announcement from WHO, the Stock market diving down into the bear market, NCAA and NBA announcements apart from colleges and now local public schools.
Between this commotion should you hold off on buying a home in the Northern Virginia real estate market?Here are some of my personal thoughts reading up on various economists across the continent.

2015 real estate market in Northern Virginia went through roller coaster ride of ups and downs. 
Here is a snapshot of what happen and hopefully we have a positive market in 2016.
1. Fed's rate hike was the top concern for home buyers and sellers in the DC Metro area. Finally, when the Fed did rate hike (may be due to holidays) it did not affect the housing trend in the Northern Virginia area.
2. Harsh winter & sluggish spring market did not give optimist outlook for the 2015 housing market.

Unlike Loudoun County Real Estate Market place Fairfax did not have any affect by the brutal cold winter months. In fact many home buyers in the Fairfax county real estate market too advantage of the low interest rate (remember it dropped to 3.75%).
Market overall was strong. Not a big jump in the pricing but a very strong ground it held. Which is sometimes as a local real estate agent in Fairfax think as market is stable.

We all have heard the news about how the real estate market across the country has slow down. DC metro area which one point was sort of recession proof due to high demand for government contracting jobs has also seen a slow down through the 2014. We have few good months but over all it has been a sluggish market.

Rise in inventory, reduction in the average sold price, increase number of days, reduction in average sold price for deattached home....Has the housing market in Fairfax county of Northern Virginia market slow down?
OR
Blame it on the harsh winter we had till March this year.
Will the spring market change things around? Already into mid April some homes are being picked up while inventory is rising. Some homes are being snatched right away while other linger.

Like it or not like similar to local economy, weather does have a huge impact on housing market. With the harsh winter weather that Mid-Atlantic to North East has seen in December and January impacted the frozen local real estate market.
As per the chart below in Fairfax County compared to last year the inventory did spike however the days of the market remained same. Biggest impact was reduction in the sold volume and average sold price which has not gone into negative (down scale) number in past few years.

Our last quarter ...year end...holiday months have a typically housing trend in the Northern Virginia area. To add to this we had to face government shut down in October. For some it damped their confidence in housing market while others proceeded with their home sell and purchase.
Compared to 2012, November 2013 showed a overall price increase of 17%. The average days on the market increased bit from following months in 2013 however it was still on the positive mark of -13%. The biggest change was the inventory. We did have an increase in the inventory in the market.

Below statement should help you make a judgment on how the strong housing market is in the Northern Virginia Fairfax County area:
"The average sold price in the Fairfax county for the month of Nov. 2012 was $493,381 compared to Dec. 2012 the average sold price is $515,626."
Across the county we have seen a double digit increase in the average sold price, sold dollar value and detached homes average sold price with decline (in positive way) the number of days on the market and the biggest impact was by the reduction in the inventory (-31.42%).
