selling homes: A Review for the Last Quarter and an Adjustment or Two

Reviewing the first three quarters was satisfying and actually ahead of the game for spending so much time on the boat this summer.
Looking at the last quarter always has me also looking at the weather prediction for the area and if the goal could be tweaked a little higher.
Having taken on a partner and the amount of time they have to give will require a little more effort from my side resulting in more listings and thus gaining more buyers and finding the elusive pot of gold at the end of the rainbow.

Two weeks ago there were 46 homes for Sale in #Ontario, New York.
This week we have gained one to get to 47.
Prices range from a low of $39,000 for a REO and a high of $499,000 with frontage on Lake Ontario. homes are pending up from 11 and only one under contract.
I now have four buyers looking to purchase and have seen the existing inventory.
A previous client is now looking in Ontario with a minimum of four bedrooms and would also like a few acres to go with it.

selling homes: The week that was for Webster New York

The week ending 7/31/15 had 16 closings in Webster, New York 14580.
The average sale was $145,033 down for the average for tha year so far which was $185,000.
The totals for the year stands at 239 closings compared to last year of 196 an increase of 18%.
The average sales is up 10.9% from $164,000.
Inventory of these price homes is down from last year about 16% and will effect sales the rest of the year.
If you are thinking of selling in Webster, New York this may be a great time.
