musings of a real estate pro: Real Estate Agent sees reward for helping others. - 12/16/10 05:42 PM

I run my life and business with integrity.   I do so not just to make a living, but to make a difference.   Sometimes it is the small things you do.  Sometimes it is not in your normal run of business.
I was so excited to have a past client tell a story of how I helped start a chain of events, that made a difference in someone’s life.
I meet some great clients who are happy with me.  So when I commissioned a video for RealEstateGuy I asked a few clients to “Act”  and wonderful they were.  … (5 comments)

musings of a real estate pro: Showing agents need to sharpen their skills - 04/14/10 06:09 AM
I preface this by the fact that this may come off overly critical, But the skill levels in this business are often to be desired.
I may be getting long in the tooth too, so i have little patience for "my buyers really like the house so they are going to the bank to make sure they can really afford it?"
Oh so you want to waste your time, my sellers time, and the buyers showing them things before that?
How about on of the more common ones. Thanks for the showing, my buyers have just started looking, they want to … (6 comments)

musings of a real estate pro: Looking for 100k points. Who will put me over the top!! - 04/09/10 03:30 PM
Yes i am a bit slow, Yes I slowed down from the early days.  Points just don't quite mean the same as they did back in 2007.
But then again, after all this time, i will be very happy to be in 6 digit territory.

Since i know it will be a light year before i reach 200k, i may as well have a celebration NOW.
Yeah.  or rather when that one special person comments to push me over.

Wahoo!!

musings of a real estate pro: Why i love home town Verona Wi USA - 03/02/10 02:29 PM
My wife and I moved to Verona Wi about 10 years ago.  I am in Real Estate and i help people buy and sell homes.  I showed this home and after the buyers passed on it decided it was worth showing my wife, Lucy.
We loved it and put an offer on it, got it, sold our home, moved in!  All pretty easy.  4 ft of snow drifted across our driveway the first weekend we were in, as if to welcome us!
For several years we never really did much in Verona, we had no reason.  We drove straight to jobs, friends in … (3 comments)

musings of a real estate pro: Pick the Realtor best for you, not all are created equal. - 02/03/10 11:53 AM
Would you leave the sale of you largest asset to your neighbor? family member who is part time in the business. Friend who just got their real estate license? Worse still, try to sell by yourself?
Well these may have worked aback in 2006.    But in 2009 it is asking for trouble. In this tough market selling a home is tough and the difference between a good agent and a mediocre one is called a sale! Actually it is increasing your chance of a sale.
I see it like choosing the best doctor or the best attorney to fight your case.

musings of a real estate pro: I always wanted to list a home on Hooker ave - 10/22/09 04:04 PM

There is a street on the north side of Madison called Hooker.   Not too outlandish?  no but i think it would be fun.
View Hooker ave on Realtor.com
not much of a listing, and this one isn't even mine (if it were the pics and entire presence would be better)
But i want to have the heading   "Live at the intersection where hooker meets pleasure"
It is true, Pleasure Drive intersects Hooker.  .............One of these days!!!

musings of a real estate pro: I love my office. My top ten - 06/01/09 05:23 PM
There are really so many reasons, but i find it amazingly productive and supportive.

1) Laura Hartman, our Director of first impressions
2) Brett Boettge our team leader.  dynamic, encouraging.  never lets us dampen his spirits.  Always getting us a new tool, for example texting sign riders.
3) support group: Bill Baker, Matt Costello, Judy Braund, Ken Kaiser, Amy Bresser, Judy Czys, Sona Olson to name a few, are always available to share ideas and successes.
4) biweekly team meetings.  full of energy, ideas and updates
5) great commission splits.  By month 5, I am on 100% for the … (7 comments)

musings of a real estate pro: Agents playing the blame game, your opinion? - 05/20/09 04:52 PM
I notice there is a lot of movement on agents between companies, kind of natural when things get tough, however are they leaving because of the wrong reason.  ie they blame the company for their failure?
I am writing because a husband wife team left our office for another company in town.  Now this is no great loss because i am not sure they closed a deal in 2 years.
Now you could say we didn't offer them enough, but we would take exception to that.  Keller Williams has incredible training, resources, and a culture of help and support.  Yet they … (8 comments)

musings of a real estate pro: Offer in 4 hours, accepted in 24. Back to the good old days? - 05/15/09 02:28 PM
I also had a swarm of showings today before the offer was accepted today.

What does this mean?
In the past I wrote about the buyers market, and why buyers should act back then.  This is a fairly accurate reflection of what has happened so I won't repeat it.

Then I wrote about how the market was changing and deals were drying up and how as buyers realize this they will re-enter the market, encouraged/hopeful sellers would stop giving the shop away and markets would tighten up more.

In the Madison Wi market, this has happened in some … (11 comments)

musings of a real estate pro: Play is good for you. Let's go play!!! - 05/12/09 03:56 AM
I don't often see many articles which are different, meaningful and worth reporting on, but this one really intrigued me.   My good old English Friend, Personal coach and great public presenter, Matt Anderson who lives in Madison Wi, published this article in his e-zine.
I like this article because it embodies me and my thoughts, many sub conscious, on the role of Play in my life.
Matt says that play is important, yet we often feel guilty for playing. I certainly do.
Matt says the benefits of play are numerous and (i read into this, play is incredibly beneficial for life, work, stress, happiness, … (3 comments)

musings of a real estate pro: "The Redex" Sucks!! not so much anymore_ updated news July 2016 - 04/05/09 04:10 PM
OK,  SO it has been 7 years since I worte this post when I was genuinely upset about the above named company.
Lots of agents, even up to a couple months ago called me!!!  asking for alternatives.
Never once did Red-ex approach me.   That is until 7- 25-2016.  OVER 7 years on!!!!!!

Then  Neil Spencer, of Redex contacted me to talk about it and offering to make it right.   He explained the company has a new management and philosophy which is far more agent centric.

Hmm I thought but really thought little beyond that.  until:--

They offered to refund … (42 comments)

musings of a real estate pro: Are you keeping your tools sharpened? - 03/31/09 02:51 PM
Abe Lincoln, once said, If he had 8 hours to cut a tree he would spend 6 hours sharpenning his saw/axe.
Why?  seems like a waste of time?   can't we just hack the tree in less time? Well you all know a sharp saw is far more efficient.
Same with your Real Estate Practice.   If you were far more efficient, how much more real estate would you do?
What if every person you spoke to you could unearth a listing?  every appointment with a seller turned into a listing?  Every buyer bought a home in 2 days?
Well it is possible.  … (7 comments)

musings of a real estate pro: Keller williams overtakes Remax as #3 in USA. - 02/25/09 03:19 PM
I wrote a blog predicting this news a couple days ago Realestateguy's blog
and I received some interesting comments.  But now I actually have details I thought I would write another article to comment.
Yes KW has gone ahead of Remax in agent count.  Not because of KW growth, more so that Remax slipped 19% to 69,000 and Kw just 7% to 72,000. Based on realtrends reporting.
One comment was belittling the idea that size matters (hmmmm heard that before!)
Actually, I agree, size of company doesn't really matter, but the contect of this milestone for Keller Williams is huge.
As a company … (12 comments)

musings of a real estate pro: Awesome learning, tools and mindset to win in this market - 02/22/09 09:24 AM
Keller Williams Realty, has come through again.   I had the chance, (it would have been an honor, but I got to pay for it)  to hear Gary Keller's Vision presentation at our Femily Reunion in Orlando.
I sure hope other companies are giving the leadership that we get in this tough times.
Yes they are not praying for a recovery, or saying hold on tight.   They are giving us the mental strength and tools and systems to not only get through but to dominate and come out stronger.
If you want to get an example of that they are saying, in … (1 comments)

Yes it is that time of the year.  Convention season.  To be more accurate for all Keller Williams agents this is Family Reunion season.
A most incredible 5 days of education, fun, and networking.
Sure every national company has their own version.  I am sure you will all say they are better.
But I keep going back every year
Amongst the highlights I expect:-
to be swamped by over 100 breakout sessions, from 8 am to 6.30 pm 3 days. to hear our incredible leaders motivate and update us about the company Gary Keller, will likely announce that Keller Williams has … (0 comments)

musings of a real estate pro: Social networking, cure for the socially inept - 01/19/09 02:30 PM
I am still trying to figure out how to use Face book, see my page here or Linked in  go here
twitter,   www.MadisonHomeBlog.com  etc.

I am really missing something, but I enjoy spending a few minutes seeing what is going on.   But one thing I have noticed, is that I am begining to recognize people who I do not see too often.  Everytime I see their face and associate their name, I remember them better.

Isn't that a good enough reason for face book?
