Here's an update on the Clifton NJ house.
It's been a long haul for Rich and I trying to balance our regular jobs as full time real estate agents and working on this flip. But we're starting to see some light at the end of the tunnel. The house is really starting to take shape. Here's a shot of the newly completed exterior of the home, with the exception of final landscaping and a few finishing touches.

Here's the new kitchen still needing some finishes - countertops, appliances etc. But the transformation is incredible.

The Township of Little Falls, NJ has revamped it's recycling program by implementing an aggressive plan in response to a new $3 per ton tax on garbage that was recently passed by state lawmakers. The more the Township recycles, the less financial impact the tax will have on the local government and the residents of Little Falls.
This news should by welcomed by residents as the new recycling guidelines make the dreaded task of recycling much easier. While the items that must be recycled remain the same, the Township has decided to stick to it's schedule of bi-monthly pick ups but … (0 comments)

north jersey real estate: My First Flip - Slow go - 04/22/08 02:26 PM
Clifton NJ Project
My partner Rich and I are into this project about a month now and we've sort of hit a wall. It seems once everything has been gutted, we've now got to play a waiting game with contractors. You see, we originally wanted to do most of the work ourselves - and we have done a good part of it so far -  but time restraints from our real jobs as Real Estate Agents (things have been getting busy, thank goodness) and also the fact that the City of Clifton requires a Licensed Electrician and Licensed Plumber to complete those tasks ( because … (7 comments)

north jersey real estate: My First Flip - The Demo - 04/01/08 02:19 PM
Well it's been a little over a week since Rich and I acquired this property. Not a lot got done the first few days because we closed on it the Thursday before Easter - but I did manage on Easter Sunday to spend about four hours tearing down ceilings in the Living room and Dining room. This past Saturday we had the first of the major projects completed - the roof - which was in desperate condition.
Here are some photos that I took today of the interior.

The kitchen - those hideous green cabinets had to go!
The electrical in here is just a mess. … (13 comments)

north jersey real estate: Buyers, Buyers everywhere - 03/30/08 02:36 PM
What housing slump? I held a Public Open House today along with my listing partner on one of our new listings. It was a beautiful day here in Little Falls, NJ - clear blue sky, temperature around fifty degrees, bright sunshine - just a great day for an Open House. We had 23 visitors plus another 3 that came by with agents and 2 agents who came on their own to preview the listing for clients. I had a feeling that it would be a busy day because of the location of the property and the price. I just never expected the … (8 comments)

north jersey real estate: Region Home prices down 5.8% - 03/26/08 01:25 AM
Home prices in the New York metropolitan area, which includes North Jersey, have declined 5.8 percent in the 12 months that ended January 2008 according to the Standard and Poor's / Case-Shiller index. That figure is less than the average decline of 10.7 percent in 20 cities tracked by Standard and Poor's / Case-Shiller. The North Jersey downturn also was much milder than the drops in other troubled housing markets such as Las Vegas, Los Angeles, Miami, and Phoenix all of which were down by more than 15 percent over the same period. Part of the reason is that North Jersey … (1 comments)

north jersey real estate: My First Flip - The before pictures - 03/21/08 05:03 PM
Here's the property that my partner Rich and I will be working on

This property is located in Clifton NJ. The exterior is a little rough. We plan on replacing the roof, windows, and painting the siding. Of course prettying up the porch a bit and some landscaping work.
 Here's the lovely kitchen

Although this is quite the kitchen, our plan here is to gut the entire area and re-do with new tile flooring and new maple cabinets.
Here's the main bath - to much black and white tiles for our future buyers. It's got to be cleaned up in order to sell.

And finally the … (22 comments)

north jersey real estate: My First Flip - Part One - 03/20/08 02:08 PM
My associate Rich and I just closed on our first investment property today. At times it seemed like this day would never happen. Over the past 5 or 6 months - I really can't remember how long - we've been attempting to purchase a property that we could re-hab and bring back to life and hopefully make a profit in the process. Countless offers were made and we always seemed to be either a day late or a dollar short. But we stuck to our guns and refused to get caught up in overbidding for a property. Then it happened. We … (14 comments)

The Borough of Totowa NJ Office of Emergency Management is seeking volunteers among local residents who can respond to local disasters. This is a very worthwhile way to serve your community. Having these teams of people in place is a very important factor in your community's response to any type of disaster situation. north jersey real estate: I'm an ASP Realtor! - 03/12/08 02:35 PM

Well, today I completed the course and now can call myself an ASP Realtor! Even though ASP - Accredited Staging Professional - is not a recognized designation by the National Association of Realtors (yet), it still is a valuable designation to obtain, especially in a market like the one we're in now. Home sellers need every advantage they can get to have their homes sell quickly and for the most money possible. I'm glad I've obtained this knowledge of how to Stage a Home for sale, as my listings and home sellers will benefit from this knowledge. After all, that's our … (9 comments)
