The number of pending homes sales has increased substantially in Pinehurst, NC. the past few weeks.  Many comments from local Realtors believe this is due to the expiration of the tax credits.  We should know by June if there is a true recovery happening in the market, but there is evidence that the market is starting to normalize. Some segments of the population, such as retirees, are starting to look again.  We haven't seen this for almost 18 months.  This is very encouraging.

February 2010 was the fifth straight month in the Pinehurst, NC area in which residential home sales increased over the same period in 2009. The average price of residential properties also increased for the fourth straight month.   If you have anyone interested in this area, I do accept referrals!

We saw some significant changes in the Pinehurst, Southern Pines real estate market in 2009.  Most importantly, we saw 3 consecutive months of unit sales increase over the same period than 2008.   Also, we saw 5 consecutive months of new listing reductions from the same period in 2008.  This means we are seeing inventories declining, and the average price of residential properties has maintained relatively stable.

As real estate professionals, we all know our home market has unique characteristics not necessarily found in other areas. We in the Pinehurst and Southern Pines area of Moore County, NC are seeing an increase in Military and Civilian personnel coming to Fort Bragg looking at our communities for their homes. We have always had a strong military presence in addition to the areas many retirees.
