Broker Price Opinions ("BPO's") are making a strong come back due to the change in market conditions. Many servicing companies, 3rd parties that service mortgages for the note holders, maintain values for their portfolios by running an Automated Value Model ("AVM") algorithm or ordering a BPO directly from an agent. BPO's are considered a soft appraisal and are normally conducted by a licensed real estate agent or broker. Servicers order valuations of one type or another for the basis of maintaining portfolio valuation for their clients on a quarterly basis. Ok, so this is not 2008 or is it? September 2007 the first signs of an unstable market emerged with easy loans, "Liar Loans", where stories of people's pets qualifying for a mortgage along with buyers camping out at new builds waiting for the next release and everyday buyers were driving neighborhoods looking for a new For Sale signs.
