Preliminary data is out for unemployment rates across the USA and it’s more good news for WA. As of Dec 2012 the number for WA is down to 7.6% BUT what is even cooler is that the number specifically for the Seattle/Bellevue/Everett area is down to 6.5%! Want to read the entire report? Updated on how much cash we're seeing.... had a client lose out on a bid for a nearly $1,000,000 home to an all cash buyer this past weekend. Wow! Those people with cash who've been sitting on the sidelines in the Seattle and Bellevue market place seem to believe we're starting to pull out of continued price reductions. These kinds of deals are popping up in the most popular areas of our region including north Seattle neighborhoods, Bellevue, Kirkland, Sammamish, Issaquah, and Redmond.

Many times in the 8.5 years since I've been a real estate agent I've been asked by people how it is possible to save up enough money for a down payment and the closing costs of a house or condo? Given that there are homes in the outlying areas of Seattle and Bellevue where price points have dropped under $100,000 for homes and condos, it's worth considering buying over continuing to rent especially if what you're paying in rent is more than your payment and HOA dues (if any) would cost you.

I read daily reports on the real estate sector and some of the online news says the market is stabilizing and others say it's in a continued decline.  In the Greater Seattle area, depending on who your clients are and where they're looking to buy or sell, it can get mighty confusing.
Here's the thing... the adage that real estate is local has never been more true. And, in fact, it's hyper-local. So, I've been working with buyers lately in a wide swath of price points.  And I mean wide... One of the buyer's price points ($40k) looks like the rounding error on another's (up to $1.4 Million).  Along with this, my team's listing activity is picking up and we're talking to even more people about their need for traditional and short sales, so we're seeing homes in all price ranges from $135k to $1.2M.

A lot of people I've been talking to lately in the Seattle/Bellevue metro area of Washington have mixed feelings about the marketplace. We're still seeing price declines in many areas and several lenders we've talked to have stated that we've been placed on the "declining market" list for financial institutions. However, me and my team are noting that our business has really been picking up.

One of the many websites that tracks real estate activity across the nation, Trulia, recently released a report comparing the virtues of buying versus renting a home which was picked up by Inman News.  The report states that if a city is ranked 1 to 15, then it is cheaper to buy versus renting.  If a city is ranked 16 to 20, then it's likely that buying a house is cheaper but it will depend on individual circumstances of the buyer, and anything above 20 is an area where renting is still cheaper overall.

For those of you who thought we were close to being out of the woods when it comes to distressed properties, I have bad news for you.  In today's Advanced CDPE call (a designation I highly recommend) a map of the US was shown that listed out shadow inventory level expectations for each state. Mine (WA) was smack in the middle of the pack.
Granted, with real estate being hyper-local it could mean that those inventories will be outside of my area, but I doubt it since I work in the King, Snohomish and Pierce County areas with my team of … (1 comments)

I've got a client of mine that we're in the process of looking for a new place for her to move into.  The beauty of the move for her will be recapturing a lot of her time since she's been commuting a long way for 16 years.  A couple of years ago she was entirely priced out of Bellevue but today that has changed as prices have declined. The Seattle Times has been reporting a lot of stories lately that are highlighting the mortgage fraud that was going on in the area over the past several years. Today was no exception.  The story of ING Bank suing some local buyers and the businesses that helped them secure fraudulent loans has turned into a full fledged Federal investigation, resulting in today's story.

In the Feb 20th Seattle Times edition there is a story about 6 immigrants that are suing because of what they believe to be bad behavior on the part of the preferred lender and the developer of a Bellevue condo project.  Just reading the headline "$1.5M condo on $20K income?
