real estate: Cash seems to be coming out of the wood work for buyers right now... Seattle and Bellevue area

I've noticed more buyers with all cash offers coming out of the woodwork (so to speak) in the past 3 weeks than ever before. With prices in our area having improved for buyers throughout the past 5 years, it's not surprising to see new buyer activity, but this level of cash coming into play is unprecedented for my past 9 year career in the industry. I'm seeing it from my own buyers (investors of $50-200k properties) and as the listing agent of well-priced properties (in the $400k ranges). I didn't want to, but there I was sitting in a time share presentation in Puerto Vallarta, Mexico. My traveling companion had somehow gone beyond his desire NOT to go to one of these to suddenly we were spending our first day on vacation at one of these events. Now, before I say it was awful and like the stereotyped time waster that I've always heard about, I will say that when I changed my attitude from, "oh please" to "let's consider this as something where I can have professional curiosity" it made things much easier for me. I've noticed that some of the people who post on real estate blogs here on AR and beyond aren't really talking about real estate most of the time. It's one thing to put up information about a neighborhood and some of the things that go on there - we all need to connect with the public and our clients. But, when you go beyond that level to nearly daily posts of stuff completely unrelated to real estate doesn't it change the perception of what your job really is about? A recent bank owned listing that I took on has a persistent cigarette smell in the property and I've been seeking out a way to get it removed. The sad part is that a contractor has already replaced the carpet and the walls have been painted - and supposedly "shellacked" to seal them. All I know is that my allergies got flared up quickly and it caused serious problems for me for a week. We've been staying very active and part of the work we've been doing lately has been on many townhome listings. Happily for one of our clients we got mutual acceptance on his RiverTrail listing in Redmond's downtown area near Bella Bottega as of this weekend. We've got a new listing that will come on next week in Redmond at the very European feeling development of Taluswood townhome condominiums out off of Avondale Road. I'm working on a couple of newer contracts for some clients who are buying new construction within the City of Seattle limits. Each of these properties/clients is reaping the benefit of a credit program that Golf Savings has been extending to several builder projects where their parent company, Sterling Savings Bank, was the originator of the construction loans. A quick review of some of REALTOR.com's latest stories provides us with the finding that Mukilteo, in Snohomish County, is in their Top 10 list of places to live. One of my band mates lives in Mukilteo in a gorgeous home overlooking Puget Sound and the islands, I'm pretty sure his house doesn't fit the magazine's definition of "affordable" but it sure is nice. I was happy to see that an area of our state was listed as we've dropped off the top 10 in many other magazine ratings over the past few years because of the rising prices of real estate.
