Powell Homes is a company that we've worked with in the past and they also have a remodel division. In this article they discuss issues around lead based paint (LBP). In older homes, if you'll be disturbing drywall or siding where there might be LBP, and the State of WA requires contractors to be certified to deal with proper handling of it. If you're about to have work done, we recommend LBP testing first to determine if there is any to be disturbed.

I’m not sure I agree 100% with their assessment of WA State in this DS News article which says Washington State is going down in the number of foreclosure auctions. Just because lenders have slowed down their foreclosure auction rate here, doesn’t mean we don’t still have a backlog of distressed homes. We’re seeing plenty of them coming on market after the auction after no investors have purchased on the courthouse steps. We’re also seeing more lenders willing to work out a short sale thus delaying auctions or foregoing them all together if a short sale occurs.

Updated on how much cash we're seeing.... had a client lose out on a bid for a nearly $1,000,000 home to an all cash buyer this past weekend. Wow! Those people with cash who've been sitting on the sidelines in the Seattle and Bellevue market place seem to believe we're starting to pull out of continued price reductions. These kinds of deals are popping up in the most popular areas of our region including north Seattle neighborhoods, Bellevue, Kirkland, Sammamish, Issaquah, and Redmond.

I've been doing short sales since before they were the norm - starting back in 2004 or so - and only about a year into my time as a real estate agent. It was an early introduction into what seemed like an ugly little secret in banking at the time. Hello fellow A/R people!
I'm just beginning the process of a short sale where the lien holder is MetLife with FHA as the guarantor on the loan.  I've heard from some other people in my local REMAX office that ML is a real pain and takes months to respond to short sale requests. From what I learned in a recent title class (thanks FATCO!) the State of WA has instituted a requirement for lenders to reply within a maximum 120 days.
