A Multiple Listing search of Villa Park, IL, today shows that the number of homes sold is still declining and the prices in the first quarter of 2008 took a big hit. This may be the bottom so many have been looking for, since it seems like both Lombard and Elmhurst have begun to turn the corner. The graph below shows the 1st quarter results from 2006-2008. The 1st quarter decrease in homes sold is down almost 50% over 2006, but only 25% over last year. A Multiple Listing search of Villa Park, IL, today shows that the number of homes sold over the last 12 months is about half of the number from three years ago, but the prices are almost the same. Similar to the national media claims, the graph above shows that the demand for homes has slowed. The bar graph above shows the mean price of homes sold in the same time frame. Notice that the price from about 3 years ago is very close to what the prices are over the last 12 months have been and he price in the 12-24 month range actually went up about $19,000.
