Foreclosure sales are winding down in Lee County due to a general lack of foreclosure inventory. Homes that are still in the court system awaiting adjudication will be GOBBLED up at the auction on the court house steps weekly. In other words, if you are a buyer, you will likely pay more by waiting longer. Prices are rising and demand outweighs supply for the first time since 2004-2005. During that time prices rose rapidly.

Pending sales are down 50% year over year in SW Florida.  The bad news?  Pending sales are down.  The good news?  This slow down is a result of low foreclosure releases <our court house is disposing of the properties prior to MLS listing>
The 50% pending sales that are missing are mainly attributable to a lack of new REO and short sale inventory!  There I said it.
