baltimore real estate: Inflation: What Can You Do? - 01/11/24 04:36 PM
Inflation: What Can You Do?
First, it looks like inflation is starting to get under control.  Most experts are predicting that the Fed will not raise rates in 2024 and that it may actually lower rates a couple of times.
However, just last week, I stopped in a grocery store near one of my listings.  I had never been to this particular grocery store, so I went mostly out of curiosity.  The store was large, well stocked with a variety of foods, very clean, and it had quite a few shoppers.  But, when I looked at the prices, I was shocked.  No wonder … (7 comments)

A Quick Look at 4 Generations
My grandparent's generation lived through World War !, a pandemic, The Great Depression with 25% unemployment rates and over 40% drops in wages, women being denied the right to vote, racial segregation, and . . . let's just stop at that.
My grandparents and many others of their generation purchased houses.
My parent's generation lived through World War I!, racial and gender discrimination, The Cold War, the Korean war, and . . . .let's stop at that.
My parents and many others of their generation purchased houses.

baltimore real estate: How Much Does Your House Cost in Hours? - 12/19/23 04:31 PM
How Much Does Your House Cost in Hours?
When we consider the cost of something, we usually think of the cost in terms of money.
In order to obtain money, we usually have to spend time working in a job, which pays us money.
Since we have a limited amount of time in our lives, it might be worthwhile to consider how much time we need to spend working, in order to obtain the money to purchase any given item.
If a person makes $100,000 per year in a full time job, which involves a 40 hour work week for 52 weeks of the year, … (6 comments)

baltimore real estate: Baby Boomers, Do You Remember Why You Bought a Home? - 12/14/23 03:45 PM
Baby Boomers, Do You Remember Why You Bought a Home?

Perhaps these are some of the reasons:
You wanted the stability that owning a place of your own would provide to you and to your family.  Your children would grow up in a community where they would make lifelong friends and attend the same schools throughout their school years.
You wanted the financial benefits that owning a home would provide.  You would be able to lessen your tax liability with itemized deductions.  You would gain equity in the home which would be a major means of building your wealth.
You wanted the freedom that owning … (4 comments)

baltimore real estate: Making a Decision To Buy or Rent Real Estate - 12/11/23 02:28 PM
Making a Decision To Buy or Rent Real Estate

When making the decision to buy or rent your home, you may want to consider several factors.
Here are some of those factors.
How long do you intend to stay in the particular residence?  If you are going to stay for a short period of time and then move onto a new location, then it may not be worth it to rent, because you will not have time to recover the costs involved in buying and selling.  If you are going to stay for a longer period of time, then you may recover those costs … (3 comments)

baltimore real estate: They Want Unlimited Access To The Property - 11/01/23 04:03 PM
They Want Unlimited Access To The Property
I have a house listed.  The house is vacant   The house needs considerable work and will probably be purchased by an investor.
An offer is emailed to me.
As part of their offer, they have a clause that states that the seller will provide unlimited access to the property, via a seller provided lock box.
This is so that their inspectors, contractors, and vendors can see the property.  I do not know what they mean by vendors.
Their offer is for 70% of the listed price.
They are from out of state and have not seen the property and nobody … (6 comments)

baltimore real estate: Wholesaler, Real Estate Agent, Owner . . .What Does it Matter? - 10/28/23 01:43 PM
Wholesaler, Real Estate Agent, Owner . . . What Does it Matter?
When I have a listing, I will place it on the Multiple List Service for the area, which, due to internet data exchange agreements, allows it to shows up on about 5 million websites.
If a buyer finds a house that is listed this way, they can usually assume, although not always, that it is listed by a real estate agent.
However, there are some listings, usually the ones that need extensive work, which I will advertise on alternate sites such as facebook marketplace or craigslist.
Even though, when I advertise on these … (5 comments)

baltimore real estate: Assigned Out Of a Commission - 08/24/23 10:54 AM
Assigned Out Of a Commission

Here is the possible scenario:
A real estate agent has a signed Exclusive Buyer Agency Agreement with a buyer. A property is found and placed under contract with this buyer using this agent. The listing agent for this property has indicated via the Multiple List Service that a commission is being offered to buyer's agents, but not to sub-agents. The buyer assigns the contract of sale to another agent. The contract of sale that is typically used in Maryland does not allow for assignments. Since this particular buyer is a wholesaler, the agent, buyer, and the seller … (4 comments)

baltimore real estate: To Be or Not To Be; That Is The Question - 08/15/23 01:57 PM
To Be or Not To Be

There are many urgent issues to discuss in today's world.
I am going to introduce another extremely important topic to the list.
To be or not to be?  Yes, that is the question.
This crucial subject is relevant, whether we are speaking in Old English of Shakespearean times or whether we are speaking in the English of the modern world.
Let me provide an example.
Suppose that there is a fence that needs paint.
One might say:
The fence needs painted;
or, alternatively, one might say:
The fence needs to be painted.
Should the words, to be, be included in the sentence or should they not … (6 comments)

baltimore real estate: Selling Baltimore City - 03/21/23 11:41 AM
Selling Baltimore City
In my 25 years in the real estate business, I have helped numerous people to buy or sell their homes in Baltimore City.
The City has a wide variety of homes and neighborhoods such that almost everyone's needs and desires in a home can be realized.   Baltimore has more park land than most cities allowing its citizens the ability to walk, hike, jog, bike, golf, play ball, or even fly a kite.   It is home to several major universities such as Loyola University of Maryland, Morgan State University, Johns Hopkins University, and several more.   Major league … (2 comments)

baltimore real estate: I Am Insulted By Your Offer - 07/15/11 07:11 AM
I Am Insulted By Your Offer
Buyers see a house that they like and they wish to make an offer to purchase it.  However, the offer that they wish to make is far below that of what the seller is asking for the house.
Most people do not want to make an offer that will insult the other side for fear that it will stop, or at least hinder, negotiations before they even get started.  At the same time, most people do not want to go into a transaction with an unfair price.
Typically, it is the buyer who is expressing these concerns about their potential … (80 comments)
