We break down the information into neighborhoods as we believe that real estate is not just local but hyper local and different subdivisions are affected in their own unique ways. We prefer to go that extra step and provide detailed information that other's don't. We also like to look at the price per square foot numbers of recent sales to help gage the healthiness of a neighborhood's real estate values. Phew...Good news for June Saltwater Canal Homes Sales.....but is it temporary? We have seen the traditional seasonal increase in sales volume for the month of June on the Saltwater Canals in Palm Coast, FL. Boating season is here and during this time of the year, we always see an increase in the sale of these types of homes....but oddly.... the inventory of available SWC homes is once again increasing. Both listing and sold prices ticked up significantly for the month of June. This may be due to less "Short Sale" homes coming on the market. For Current Statistics and (1 comments)

Market update for August 2008 Indian Trails is one of the most built out communities in Palm Coast, so it is not a surprise that it has high inventory levels of homes on the market. Market update for August 2008 Pine Lakes has long been a very popular community due to the close proximity to shopping, dining, and of course is the home of the Pine Lakes Golf Course and Club house. During August we witnessed a decrease in inventories in Pine Lakes by about 6%, but that coincides with a decrease in the average list and average sale prices. (0 comments)

Market update for July 2008 The inventory levels in Pine Lakes decreased just under 7% from the month of June to the month of July....again showing that properties are coming off the market. Is it just people getting tired and pulling their properties off of the market and deciding not to sell in this tough market and at such low prices? That answer will have (0 comments)

Market update for July 2008 There was only 1 sale in July in the community of Matanzas Woods...the good news...it was not a distressed sales and the home sold for $365,000. Matanzas Woods has also held onto property values much better than most of the other non-gated communities in general Palm Coast, Florida. Again, I think it is very important to point out LOCATION.
