Does the seller actually have ownership of the REO listing?
One of our associates was telling us a story about a new REO listing. The listing agent listed the property as instructed by the asset manager and immediately received an acceptable contract.
Notice then came that the court had not approved the trustee sale. In Maryland, the court must approve trustee sales. This is a process that takes a minimum of 30 days. After the court approval, the property is scheduled for settlement and the purchaser receives the title to the property.

Check for HUD approval before submitting a FHA contract on a condo.
https://entp.hud.gov/idapp/html/condlook.cfm  lets you know whether a condominium property is approved for FHA financing.
Search by city and state to find properties that are already "HRAP/DELRAP" approved.
If the condo of interest is not on this list, prospective home buyers and their buyer agent should talk with the home buyer's lender for suggested solutions.

I'm hoping that by now everyone has set their clocks forward one hour to begin Daylight Savings Time.
Well, except for our friends in Arizona who continue to be stubborn, obstinate, mulish, obdurate.... Heck, even Tijuana finally came around to Daylight Savings Time and they aren't even in the United States! ☺☻☻☺
I'm also hoping that everyone, whether or not on Daylight Savings Time, replaced the batteries in their smoke alarms and carbon monoxide detectors, or took this opportunity to install carbon monoxide detectors if they didn't have them.
