The residential home inventory level in our Lakes Region report bumped up an inch or two from 1328 homes available on July 1 to 1351 available as of August 1 at an average asking price of $491,503. The median price point is at $259,900. The current inventory level represents a 20 month supply of homes on the market. We are down, however, from the 1412 homes available on August 1, 2011.

As I reported last month, waterfront sales on Winnipesaukee were up for the year from 96 units in 2010 to 107 in 2011 for a solid 11.5% increase. Will 2012 be another big year for waterfront sales in the Lakes Region? We certainly hope so! Well, January of 2012 started out with five waterfront sales on the big lake which was the same as January of last year. The average sales price came in at $1.118 million which was just under the $1.17 posted last January.

Sales of single family residential homes in the Lakes Region communities in this report showed a pretty strong uptick in December with 89 transactions at an average price of $306,126. In December of 2010 there were just 59 sales although at a higher average sales price of $369,112. Sales above the $400,000 mark were strong with 15 waterfront sales that closed in December. This was a pretty good finish to the year!

There were 60 single family residential home sales in the towns covered by this report in November, 2011. That’s just off the 63 sales last November although the average price was down from $365,623 to just $263,025. There was only one sale over the million dollar mark last month compared to five in November 2010 which contributed to that significant drop in the average sales price. Sales under $200,000 continue to make up over 50% of the transactions while the $300-400,000 range is still struggling badly. As of December 1, the residential home inventory was bulging like the sack of toys in the back of Santa’s sleigh! There were 1168 residences available at an average asking price of $498,326 in the communities covered by this report. That is up from the 1074 available last December at an average price of $548,594. The median price point is down from $279,900 last December to $259,450 this month indicating that there are more lower priced homes on the market. The current inventory represents a nineteen month supply of homes to be sold. The elves need to get busy...

The number of residential sales last month in the towns covered by this Lakes Region market report were up 16% over last October. There were 79 transactions in October 2011 at an average sales price of $300,711 compared to 68 sales October last at an average price of $395,012. For the first 10 months of the year we have had 624 sales at an average $310,684 compared to 651 sales at an average $312,000 for the same period last year. August was a great month for sales on Lake Winnipesaukee.
There were:
• Eighteen waterfront sales at an average price of $827,589.
• They sold at an average of 97% of their assessed value
• They sold at an average of 91% of the asking price.
• The highest sale was $1.669 million.
• There were 6 sales over $1 million.
Last August there were 14 sales on the big lake, but the average sales price was bit higher at $1.1 million. Six of those sales were over the $1 million mark as well but a $3.1 million boosted the average sales price. Anyway, … (0 comments)

It seems like $199,900 used to be the most popular price if you really wanted to sell your home. That number always worked! Finding a house just under that $200,000 mark always seemed like such a bargain, right? I spent a little time on the computer during Hurricane Irene and found that there were 19 homes listed in our area towns at $149,900. There were 15 were listed at $199,900. According to what I have read on-line, the most popular house color, not surprisingly, is white. All you have to do is look around good old New England and you can see quaint villages full of white houses, churches, and town buildings. According to one article, 37% of homeowners would choose white as the predominate color if they were to repaint the exterior of their home.

For the month of July, 2011 there were 70 residential home sales at an average price of $309,586 in the communities in this Lakes Region real estate report. That’s actually a pretty good 14% bump over the 61 sales last July at an average of $262,390. I was getting a little concerned about the lack luster sales over the past several months, but this is certainly an improvement. As the dog days of August heat up, there are 1412 single family homes on the market in the communities in this Lakes Region real estate report. That’s up from 1344 on the market last August 1. The average asking price is down from $539,186 last August 1 to $517,674. The median is also down from $279,950 to $269,000. The homes on the market represent a 22.8 month supply at the current sales pace. That, as you might guess, is also up from last August. Sales of residential homes in the Lakes Region  of NH were surprisingly strong in February with fifty transactions compared to just thirty four last February. Given the fact that we were up to our eyeballs in snow in January, that is pretty remarkable to me. The average sales price came in at just $216,920 compared to $279,480 last February. That drop is due to the fact that we had no sales over $1 million last month but had two last February. As usual, just about half the sales recorded were under $200,000.
