Crunching the numbers, let's see which area of the Santa Clarita Valley, with respect to home sales, came out on top last month, May 2010. As usual, Valencia, Ca had the most home sales @ 102. Overall, there were 310 Santa Clarita home sales in May 2010. The rest of the various Santa Clarita areas breakdown like so:

This week the National Association of Realtors reported that existing home sales had risen in April 2010. Since this blog, and all real estate is local, I'm happy to report to you that Santa Clarita home sales are also going very strong. When comparing April 2010 Santa Clarita home sales, versus April 2009 home sales, you will see that the percentage of homes selling is up about 5% year over year when compared to the active inventory of homes for sale in the Santa Clarita Valley. It's amazing watching our Santa Clarita home inventory drop like a rock. Currently there are 921 homes for sale in Santa Clarita as of today. With days like May 13th and May 14th 2009, it's no wonder we're seeing large drops in the inventory. Over that 2 day span, there were 24 new home listings in Santa Clarita. That's great, until you consider over that same two day period there were 71 homes that went into escrow and came off the market! WOW! Buyers eager to capture bargains in the Santa Clarita Valley by purchasing Bank Owned Foreclosures pushed sales of single family homes to their highest level in months. Existing single family home sales in the Santa Clarita Valley surprisingly posted the fourth consecutive month of gains, and the first year to year increase in 13 months. In May, a total of 178 homes changed ownership, which is up 2.3% from a year ago, and surprisingly 17.9% higher than March!
