sasha dear: Homes with Wells - 09/27/09 11:49 AM
Buying a House with a Well
In rural areas, many homes do not have connections to municipal water and sewer lines. Homeowners rely upon privately owned or communal (shared) wells as their drinking water source, and individual septic systems to treat and discharge their wastewater. Homeowners must ensure that their well water is safe to drink, and that their well and septic system are properly maintained. A malfunctioning well or septic system can pose a health risk to your family and neighbours, and can be expensive to repair or replace. It is therefore important to conduct a detailed inspection of both … (0 comments)

sasha dear: Agency relationships explained - 09/26/09 04:48 AM

In real estate, there are different forms of agency relationships. Before an agency is established in writing, an agency relationship may be established by the actions of the individual parties. If it walks like a duck and talks like a duck it might be legally defined as a duck, but usually, any relationship before a signed agreement is more likely to be classed a "customer relationship." A customer relationship is generally defined as the agent owing a duty of honesty and reasonable performance, but is not under contract to perform as an agent. All agency agreements define the specific … (0 comments)

sasha dear: Standing out from the crowd - 12/18/08 02:45 AM
With so many homes on the market and so few buyers, sellers have to adjust their mind-set and become more competitive.
Buyers are like gold-dust, so when you know they are booked to view your property you should do everything you can to make your home more appealing to them than others.
If your Real Estate Representative suggests home staging, or a little de-cluttering, or perhaps just a good clean up, then it would be wise to follow this advice. Yes buyers are now in a position to be very choosey and picky, and tend to notice the slightest thing not … (0 comments)

sasha dear: Home Inspections - 12/05/08 01:28 AM
Buyers
Buying a home is one of the most important investment decisions you will make in your lifetime. As such, it makes sound financial sense to enlist the services of a qualified home inspection company to ensure your home is as solid and secure on the inside as it is on the outside.
A home inspection will determine the structural and mechanical soundness of your home. Your home inspector will identify existing and potential problem areas, suggest practical low-cost solutions, and provide estimates regarding costs for any work required.
Shortly after the inspection has taken place, a report summarizing the findings … (0 comments)

sasha dear: Handy Home Ideas - 05/21/08 09:36 AM
1) Want a great smelling home, but not the expense of scented plug-ins? Try a few drops of scented oil on your furnace filter. This will circulate your desired scent all around your home!
2) If you are wanting to paint the walls in your home, but are unsure if the colours you have chosen will compliment each other....pick your favourite neutral/earth tone and select lighter and darker shades of the same colour for the other rooms.
3) Forever searching for that perfect picture to hang on the wall? There are so many websites that sell submitted photographs and artwork that … (0 comments)

sasha dear: Is Your Home Worth More With A Finished Basement? - 05/21/08 09:10 AM
There are mixed opinions out there, as to whether or not someone is wise to finish a basement area prior to listing a home. Here are recent facts (based on my geograhical area).
Unless you are construction savvy (in which case you will cut costs down by using your own labor), you will need to hire a contractor.  Depending on the extent of work need to finish your basement, you are looking at spending an average of $16,000.
The question you are asking yourself is "will the house sell for more if the basement is finished"?
Well, if you take into consideration the … (0 comments)
