Do we need a state law that listing agents must provide a CMA or BPO when listing a home? I was shocked to read in the Q and A section that some states do already have this law. Common sense states that if an agent is Listing a home, they need to provide a CMA or BPO to assist in setting the price.

Public notice that weekly curb side pick up of yard waste will start the week of April 13, 2015 and continue weekly until May 22, 2015. After which it will be every other week on your regular trash pick up day.
 
Yard waste must be in either an approved container with a maximum of 33 gallons and 75lbs. Biodegradable paper yard bags may be used. No plastic bags will be accepted.  For branches, they must be under 3 inches in diameter and be bundled together but not more than 2 feet by 3 feet. The temperature bottomed out at -6 this morning. There is a 2 hour delay for schools and my first morning appointment canceled. However although the Cold is dangerous, the conversation I just had with the buyer agent who canceled was more troubling.

What if the dogs can not be removed from the home by the Seller prior to a showing? Every Real Estate Agent will tell you it is best if pets are removed from a home For Sale before the home is shown to buyers. In this case the Home Owner can not remove them prior to a showing. The day is here, November 15 and I remain 33, where I have been stuck for just over a decade. I do not have much Real Estate wisdom to share to today. Is it possible to get GOOD results from online Real Estate searches? Why are so many homes sold, sale pending or off the market? These are a few of the many questions I get from Buyers in the Manchester NH area. The most simplest answer is you get what you pay for. Many searches are simply there to gather your information in which is sold to area agents to hound you. Many sites are not updated instantly and therefore are not current.

Why did a husband banish his wife to the cold outside? SO she would not smoke inside the home. Mr. Home Owner had asked years ago if a "Smoke Free" Home would help with it's sale. He knew they would be there for 5 years or less and be moving on, so everything he did was to make sure the home sale would be a an easy process.

Wouldn't you think that the first picture a potential Buyer sees in the MLS or online would be the BEST picture of the home listed For Sale? Why then are some agent submitting pictures like this into MLS or their online ads? Most buyers will take a mere couple of seconds to click on it or skip over it.

Can a Buyer, A seller or their agents give comps to an appraiser? First it is more proper if the agent submits them rather than a buyer or seller doing so. Sure an appraiser can accept the comps, but they do not have to use or even look at them.
 
In a purchase, the appraiser is providing an independent assessment of what the property is worth. Some mortgage companies simply ask that the home is worth at least what the buyer is purchasing it for.

Can you sell a home without appliances? A Home Owner in a frantic state said "he was told that he could not list his home without a stove." The answer is pretty straight forward, there is no law in NH that states you can not sell a home if the home does not have any appliances. Many Bank Owned homes have no appliances and sell every day.
 
There is a "However" though as some mortgages like FHA do mandate the home has a stove, if a Buyer who is buying uses a FHA mortgage.
