Available homes for sale in Hernando County, Florida have been at consistently low levels over the last few years. Currently, there are just over 1000 residential homes on the market in Hernando County. This number includes single family homes as well as manufactured homes. Also drastically reduced in recent years is the number of distressed properties on the market such as foreclosure or short sale properties. There are currently only 25 of those total available for sale. The graph below illustrates the reduction in available, non-distressed single family homes on the market in Hernando County since 2008.

Home sales activity in Hernando County, Florida, remained strong through the winter months. Home sales were particularly strong in November and December 2014 with 261 and 299 home sales respectively. Hernando County home sales dropped off somewhat in January and increased again in February 2015. The drop in closed sales in January is a natural occurrence as homes typically go under contract four to six weeks before they change ownership which puts the time of contract signing into the December holiday time.

2014 receives mixed reviews for home sales in Hernando County, Florida. While homes sales from 2012 to 2013 increased by 20%, this is not the case for the year ending. As of this date and with few business days remaining this year, the number of total home sales in Hernando County is slightly lagging behind those of 2013.
Thus far, median and average sales prices have increased. Overall, the average sales price increased by 7% and the median sales price increased by 6.8% compared to 2013.
As expected, with the beginning of Fall, home sales activities increased in Hernando County as reflected by higher closed transactions. As the winter months will continue to bring more people to the area, this trend is expected to continue.
