In October 2007, there were only 8 closed sales in Berkeley Heights. The average sales price for these homes was $508,397, and the average days on the market was 72.
Although active listings have remained fairly constant with 78 on the market right now, this has caused the absorption rate to increase to nearly a 10 months supply, with only 8 closed sales. The absorption rate had been holding steady in the 6-7 month range until we got to September and October. This is just further evidence that sellers need to be realistic with their pricing.
