The extremely strange Florida Taxation and Budget Reform commission - which meets once every 20 years - finally agreed to something on the last day of its year long work - to put a proposal to the voters of Florida to swap some property tax for a sales tax. The question will appear on the November ballott and needs 60% to pass.

As if more proof were needed that money is now an international affair, reports are now confirming declining home prices in many other parts of the world.
The International Monetary Fund estimates homes in Spain, where prices tripled in the past 10 years, are overvalued by 15 percent, The New York Times reported. In parts of India, houses have declined 20 percent in the past year.In Ireland,a home bought for $575,000 by university administrator Emma Linnane in May of 2006 would sell for about $475,000 in the spring of 2008, the report said.

central florida: Allstate banned again from writing insurance in Florida - 04/08/08 02:31 PM
In a decision that will send shockwaves through the insurance industry, a court today ruled that the State of Florida was within its' rights to ban Allstate from writing all insurance until it complies with a demand to produce documents. Apparently, we have not been in good hands!
And within hours, the company put 150,000 documents on its website, but the State suspended it from writing new policies anyway because it still has not produced everything that has been asked for.

Right around this time of year we have a news event in this country which is tantamount to the February appearance of Punksatony Phil. We have the whole did he see his shadow or not? Will winter carry on for another six weeks or not?

So yesterday I went out with a long standing client. We went to a new development in Central Florida and to cut a long story short, we found a home that my client decided to buy.
Now this particular builder was having a "ONE WEEKEND ONLY"sale with contributions to HOA and closing costs thrown into the deal - but that was it. they were firm on price!
Well of course they weren't, but that was the face they presented to the public.

The problem is not the resets. Many home owners are defaulting on subprime loans even at the low introductory rates offered and perhaps shows us two things - well actually one thing. Greed!
Lenders clearly dropped their stringent requirements at the height of the boom. They were issuing what I have called in the past "do you have a pulse?" loans. There were no standards. There were limited or no checks. No one cared if a borrower could afford the repayments because there was always going to be that fast building equity.

FEMA is in the middle of re-drawing the flood zone map for Central Florida. First up was Seminole County with Orange (2009), Polk (2010), Lake and Brevard (2011) all still to come.
If you find your home has suddenly been moved to a flood zone, you can appeal the decision. A number of homes originally on the list have been removed following successful appeals, but there are still some anomolies, including three familes who live at the top of one of the County's steepest hills which FEMA has now said are in the flood zone.

A massive 77 percent of owners believe their own home has either held its own or increased in value, according to a recent survey conducted by Harris Interactive.
All the negative press in the world apparently has had no effect on more than three quarters of all homeowners and that can only be good news.
In addition to the headline results, the survey also produced other interesting data.
· 82 percent will spend the same or more on minor home improvements (install new garbage disposal, repaint or wallpaper a room).

The standard of professionalism in our industry is a long, long way from where it needs to be and this leads to a few things.
Firstly, it lead to me having quite a frustrating morning today. I took some cash buyers out to see six properties - all in the same community. They are going to buy one of them for sure.
The problem is, I couldn't get into three of them and this leads to the second problem. Realtors are NOT representing their selling clients correctly because the thing is, this is not unusual.

I am nowhere near stupid enough to think I know it all - although it is amazing how many people I encounter in a typical week who actually think they do.
