Here we are on July 13th with 31 sales already, well on our way to the magic number of 93, which is how many properties traded hands last July. This was a very busy week with plenty of new listings, some new escrows, closings, price changes – well, a little bit of everything. Take a look:

kauai real estate sales: Princeville Kauai condo (and house) update for the week of Jan 12th to Jan 18th

This week the hot commodity was a two bedroom Hale Honu, unit 5A; a foreclosure priced at $201,500. It caused quite a stir the first time it hit the market last September but was withdrawn from the market before going into escrow. It came back on this past week and went quickly into escrow along with a Hanalei Bay Resort unit. Take a look for yourself:

Condo activity remained strong this week in the low to mid range with three new listings, one of which went into escrow within three days of coming on the market. Housing activity was a bit weaker with only one new listing and one new escrow. Its interesting to note that there are no price changes this week, and there were only two changes last week – one house and one condo – which was a price increase. Does that mean sellers are feeling their properties are well priced? Take a look at the activity from this past week:

While we haven’t quite had the blistering hot summer we were hoping for, the market has continued to see improvement. Jul 13 had 27% more sales than Jul 12, posting 91 when all was said and done compared to 72 last Jul. The biggest jump was in condos with 37 units changing hands this past month compared to only 17 which sold in Jul 12. Both residential and land stayed pretty much the same, with 37 homes selling in Jul 12 compared to 40 this Jul and 15 lots which sold in Jul 12. Jul 13 had one less at … (0 comments)

Happy Mother’s day to all the mothers out there. It’s trying to be a sunny day on Kauai – here on the North Shore, but it’s only having mixed success. First rain, then a moment of sunshine, then more clouds – but we’ll see what the remainder of the day brings. There are several new listings this week and some new escrows. Surprisingly, there are no price changes this week.

kauai real estate sales: Kauai 2013 April Market Statistics

Apr 13 turned out to be very hot, ending up with 124 sales, which is an increase of 72% over the 72 sales of Apr 12. The increase was spread among residential – which went from 29 to 54 sales, land which had a 160% increase with 10 sales in Apr 12 to 26 in Apr 13 and condo with 44 sales this Apr compared to 33 Apr 12. The “low” in sales was in Apr 08 with 48 sales and Apr 09 with only 45. Apr 13 is far and away the best performing month since 2008.

Jan 13 got off to a bit of a slow start with only 48 sales, which is a 24% decrease from Jan 12 with 63. The only Jan with fewer sales in the last 6 years was Jan 09 with a mere 20. Of these 48 sales, 28 were residential, 5 land, 1 commercial and 14 were condos. The Kawaihau zone had the greatest number of residential sales at 12, followed by 6 in the Koloa zone, 5 in Hanalei zone, 4 in Lihue and 1 for Waimea.
Despite the lower number of sales, it is clear price is moving … (0 comments)
