The end of year statistics are out and overall for Princeville condos it was a good year after all, despite all the gloom and doom news heard on every new channel and in every newspaper. For Hanalei Zone, which includes the condos both in Princeville as well as Hanalei Colony Resort down in Wainiha, the total number of sales for the year was only off 2.44%. Aloha, I think most of you are familiar with Nihilani at Princeville - one of the newer condo developments in Princeville. This complex shares the center of Pepelani Loop with The Plantations, a complex built a year or two earlier. Nihilani is the only complex to offer 2 car garages with the exception of Kai'ulani, which is priced over $1M. What you may not know about Nihilani is that sales were brisk when the first several releases came to market, which was back in 05. Aloha Elaine Aloha, And one final Happy New Year. Everyone is planning on more stabilization in the marketplace this year with plenty of opportunity for any buyer looking for it. Here on Kauai, I continue to feel that one of our major "problems" is a surplus of inventory, which coupled with the copious amounts of negative press that is seen everyday on the various news channels, keeps buyers running scared. If you're one of those Island visitors who come for several months during the winter, perhaps you'd like to volunteer for the National Oceanic and Atmospheric Administration's Annual Whale Watch count that starts on January 26th and continues on February 23rd and March 29th. This shore based count, held throughout the Island requires attendance at a short training session scheduled for January 12th. For more information call 246-2860. While reviewing The Garden Island newspaper in preparation for writing my newsletter, (which can be seen on my website) I came across an article in the Business Section of the Dec. 16th issue that surprised me. I didn’t realize that “The Mediterranean Gourmet, located beachfront at the Hanalei Colony Resort in Ha’ena, was recently named one of Kauai’s top three restaurants for 2008 in Honolulu Magazine’s 24th annual Hale ‘Aina Awards. Happy Almost New Year or Hauole Makahiki Hou! Not much has happened this past week, due primarily, in my opinion to rain, rain and more rain. Does this sound like last weeks intro to the condo update? If so, it should because we have now had two weeks of rain which is more than enough!!! Today, fortunately, I felt the sunshine on my face and actually saw blue skies. Much like the name implies, a condhotel is a condominium that offers lodging to the general public like a hotel. Unfortunately, if your agent is inexperienced or not familiar with condos, you may never run into this term until you go for financing, which is why I strongly recommend seeing a lender BEFORE writing an offer. If you tell your lender which project you are considering, they will tell you if it is a Condhotel or not. Why is this important to you?
