Simple charts are a blessing but they are time consuming to create.  So,  I thank my friends at the Sonoma County Real Estate Trends Report for their monthly graphics.  Take a look at the columns in this chart below.  This is a fascinating big-picture perspective on sales-----by price category-----of Sonoma County homes.

Some of the things we see while touring Sonoma real estate for sale are amazing.  Take this fantastic bronze statue of a vaquero that sits in a Eucalyptus grove at a Petaluma horse property---can you tell me if this is a real Frederic Remington?  The sellers have the means to own the genuine thing but I don't know.  (I'm sorry about the photo quality...it was a bit under-exposed so I had to pump up the fill light...)

April is such a magical time of the year in Sonoma County.  One of the biggest joys of living here is the stunning natural beauty.  When I was a little girl, there were far more meadows than vineyards on the hillsides and the Sonoma Valley floor.   Some think we've planted too many grapes and that a more diverse agricultural economy would be preferable.  The way I see it, Sonoma land is so valuable we'd have far more subdivisions and other commercial development if it weren't for the vineyards.  I … (3 comments)

Sonoma real estate buyers have appeared en masse with the amazing mid-winter weather we've had recently.  Sunny days with record high temperatures into the '70's seem to have kicked Spring buyers into action much earlier than usual.  We are still low on inventory, though.  Our new or back-on market listings this week included:

The Australians are luring tourists down under by promoting the concept of a relaxing walkabout.  It's a rite-of-passage of  the Aborigines but the definition of the word has morphed over the years.  These days a walkabout means to get away from it all.  Even the word has a soothing sound it if you say it out loud.  Wahhh-kuh-bout.  It sounds especially lovely if you gently ennunciate both the "k" the "t" in the last two syllables.

It's unconventional to be selling a home during the holidays.  Because it's such a hectic time, the logistics can be challenging but there are some very good reasons to do it.  Our Sonoma real estate inventory drops by about 50% as Sonoma sellers, like everybody else,  gear up for social gatherings, shopping, cooking, and entertaining family and friends.  If your Sonoma home is for sale during November and December, that reduced inventory of homes also means less competition for precious buyers.  You'll get more visibility by selling a home … (5 comments)

The first broker tour of Autumn 2010 was light on new Sonoma Valley real estate listings.  The highest priced home in Kenwood was a repeat showing of a property that first hit the market at $4,250,000 in mid-June.  The price is now $3,795,000 and for that you get a 5000 square foot single level home and this pool with a gorgeous Sonoma Valley view.

Sonoma County real estate sales of single family homes jumped in August---up a hefty 10.6% from July.  The expiration of the federal tax credit took a big toll on sales in July as was the case elsewhere across the nation.    Turns out, according to the Sonoma County Real Estate Report, countywide sales are up 4.3% year over year.  The August statistics vary quite a bit town by town...as you can see in the chart below:

What Are Sonoma Real Estate Buyers Waiting For?
Sonoma real estate buyers have slim pickin's right now.  We currently have 210 active residential listings.  That's about 60% of the inventory we typically have this time of year---the "hot" spring selling season.  Of those listings, 16-17% are distressed sales.  These are properties that are either bank-owned or short sales.   Looking at the stats a different way---80-84% of properties listed are non-distressed.   Many of them are listed at the lowest prices for Sonoma real estate that we've seen in 7-8 years.
With all the headlines about bank-owned screaming deals, buyers seem to think they can scoop up real estate at bargain basement … (2 comments)

Spring in Sonoma is almost here.  This is Slow-noma so we are fine with spring taking its time to arrive.  Plus the delayed profusion of Sonoma County wildflowers and balmy days has been due to unusually generous rainfall.  We've had much more rain this winter in Sonoma than in the past four years.  Now, this doesn't mean the dangers of drought have been wiped out.  It takes more than one year of rainy weather in Sonoma for that to happen.   But with rainfall at nearly or at above normal levels our Sonoma landscapes are as beautiful as I can ever remember them.   I'll let my pictures tell the … (5 comments)

Sonoma County Economic Indicators - Some Good News for Real Estate! 
The Sonoma County Economic Development Board has just released a 16 page report looking ahead at our local economy and, among other things, it cites good news about housing affordability.
The report says declining Sonoma County real estate values have helped broaden home buying opportunities fhere.  It also says the per-capita income here has exceeded the national average and that new business creation in Sonoma County actually went up in 2009!

I hit the road this morning to check out our broker tour for Sonoma real estate listings.  Sixteen properties made the Sonoma tour this week.  Asking prices start at $289,000 for condos - two of which are located in the Spanish-style complex known as La Mancha on the western side of Sonoma.  The condos are about 1200 square feet with 2 bedrooms and 2 baths.  Other listings include:

Sonoma Winter Weather has its good, its bad, and its beautiful aspects.  January is the wettest month in Sonoma.  The past two weeks have brought us torrential rainfall.  The immediate good news is we may be spared a fourth consecutive year of drought conditions.  Our ten days of rain made the front page in today's Santa Rosa Press Democrat.

The Bottom of the Bottom of the Sonoma Real Estate Market...has arrived.
Hooray.  It's true.    It was the major topic at our Monday morning office meeting.  And, now we've to the statistics to support what we brokers and agents have been talking about.   Buyers looking for rock-bottom deals on the lowest priced homes have waited too long.
When there are multiple offers on properties on the market's lower end, values are driven upward and that's just what's happening in Sonoma County right now.  Agents who sell property in any and all price ranges, and that would be me, have been sharing other interesting news.
