sellers market: Collin County Market Statistic - November 2017 - 12/22/17 12:26 PM

Collin County continues to be in a hot seller’s market. Year to date average sales price increases 6.5% and closed sales increases 4.5%.  Days on the market increases as well from 35 days in 2016 to 40 days in 2017.  Even with this 5 days increase, it is still very well in seller’s market. Months supply of inventory is still very low at 2.6.

sellers market: Denton County Housing Market Statistic - October 2017 - 11/26/17 04:48 PM

Denton County Housing Market Statistic as of October 2017 showed that the housing market was softening a little bit.  While median sales price have increased a whopping 9% in October 2017 from October 2016, months supply of inventory and days on the market showed an increase of 50% and 18%, indicating that there were more homes on the market that stayed longer.  
Even with this softening, it is still a very hot sellers market.  Year to date, median sales price have increased 9.5% and days on the market increased 2.7%.

Denton County continues to be a hot seller’s market.  Sales price continues to climb with median sales price increased more than 10% in September 2017 compared to September 2016.  Year to date median sales price increased 9.6% and days on the market is a little more than a month. Closed sales in September  2017 dropped about 2% compared to September 2016 but year to date closed sales increased more than 2%.

Tarrant County continues to be a hot seller’s market.  Sales price continues to climb with median sales price increased almost 11% in August 2017 and year to date median sales price increased more than 12%.  Days on the market is about one month. Closed sales in August 2017 dipped a little by 0.5% compared to August 2016 but year to date closed sales increased almost 2%.

Allen housing market for second quarter 2017 continuously shows a very strong seller's market.  On average homes are sold 0.5% more than list price.  Median sales price leaped to $340,000 compared to $317,000 same period last year. 
Inventory is less than 3 months for homes under $500,000, and 6 months for homes above $750,000. Most homes in Allen are in the $300,000 - $500,000 range.

McKinney housing market for second quarter 2017 continuously shows a very strong seller's market.  On average homes are sold 1.7% more than list price and days on the market is less than 3 months regardless of the price of the home.  Median sales price leaped to $325,000 compared to $296,000 last year. 
Inventory is less than 3 months for homes under $500,000, and 6 months for homes above $750,000.

Listings increased by 17.4% in June 2017 compared to June 2016.  Closed sales increased 8.7% and average sales price increase 6.6%.  Median sales price increased 7.9% and months supply of inventory is 3 months.  Days on the market until sale actually increased in June 2017 compared to June 2016 to 32 days from 29 days.  Overall it is a very strong seller’s market in Collin County.

First quarter 2017 Plano housing market continuously shows a very strong seller's market.  On average homes are sold 1.6% more than list price and inventory is less than 4 months.  Inventory for homes $500k and under is at its all time low, which is less than 2 months, and days on the market for homes $500k and under is about 45 days.

sellers market: January 2017 Housing Market Statistic - Plano, Allen, Frisco, McKinney - 03/04/17 05:30 PM
January 2017 statistic for homes sold in Plano, Allen, Frisco and McKinney shows that the majority of  homes sold are between $201k - $500k.
Days on the market shows a very strong seller's market with homes $500k and under sold less than three months. So if you are a home buyer be prepared to make a very competitive offer.
