teral mcdowell realtor: Stepping Out of the House and into the Office - 05/14/12 02:37 PM
Stepping Out of the House and into the Office

Over the past several weeks I have had the opportunity to look at another side of real estate. A client in Murphy, TX asked for my assistance in helping them find a commercial lease property. My client was interested in starting up a new business and looking for approximately 1,200 to 1,500 square feet of commercial space with a modest budget. I was willing more than ready for the challenge.
Thankfully I am a quick learner. I also saw just how different commercial is from residential. Most notably residential has the MLS, multiple … (2 comments)

teral mcdowell realtor: Market Shifts Open Houses - 02/25/11 04:56 AM
Over the past couple of years there has been a change in real estate’s way of thinking when it comes to Open Houses. For many years Sunday was the king of Open Houses. It was the cultural habit at the time and the public adapted to it. Before the internet many dollars were spent on advertising in the local newspapers to the point that for some brokers it became more of a status symbol seeing who’s ad could out do the other. But times are changing...People are not flocking to the homes held open on Sundays anymore. Lifestyles have changed and … (8 comments)

teral mcdowell realtor: Looking Good McMillen - 02/23/11 06:24 AM

The building of new high school, McMillen, in Murphy TX is progressing along quite well and looks significantly different than when I first posted. McMillen is scheduled to open its doors for the Fall of 2011/2012 school year and will be hosting grades 9 and 10.
In the shadow of the new high school sits the small historic First Baptist Church of Murphy and can be seen in the far left side of the photograph. It will be interesting to see how the new neighborly relationship develops. Afterall, there is a time and a reason for everything.

teral mcdowell realtor: Ringing of the Bell in Murphy TX - 02/20/11 09:36 AM
Ringing of the bell in Murphy, TX. It’s been a little more than a year since Christmas Eve 2009 when the congregation of First Baptist Church of Murphy was able to return to their newly located and remodeled church building. Today marks the first day of the ringing of the bell since they moved off the original location at the corner of FM544 and Murphy Rd.
The old bell tower was torn down and the iron bell was stored away during construction of the new site. The new bell tower has been under construction over the past couple of months … (6 comments)

teral mcdowell realtor: Kissing Frogs: a Valentine's Story - 02/14/11 06:10 AM
You know the old saying; you have to kiss a lot of frogs before you find the prince! This story has a little bit different twist to that saying. I remember it as if it was yesterday. I was living in yet another apartment and that’s the frog of it. Leaping from one apartment to another and never really settling down. The day had finally come. I was ready to stop the leaping. So I sat down and came up with a plan that would lead me to my reward - my prince. One more leap and I would be right smack … (6 comments)

teral mcdowell realtor: The "S" Words - 02/12/11 10:02 AM
Saturday and Sunday are two “S” words that I really like since weekends are a good time to spend with family and friends. The “S” word, I believe, on most people’s mind is Spring especially after the extreme cold we have been enduring. Today’s sunshine sure has me thinking about it even more.
Along with Spring comes the opportunity to spend more time in the great outdoors. It brings in the days of watching or participating in sports. I have had the pleasure of watching my grandson, Seth practice soccer with his new team. Seth puts a smile on my face … (18 comments)

teral mcdowell realtor: Putting in the "C" of Market Analysis - 02/10/11 11:52 AM
Within the City of Murphy 39 houses have sold as tracked within NTREIS over the past 3 months. Looking closer at the information about these houses reveals that 24 of them were built in the decade of 2000; with a sales price range of $180,000 to $480,000 and calendar days on market, CDOM between 11 and 390. The top selling subdivision was Rolling Ridge with Windy Hill Farms close behind followed by Murphy Farms. Looking again at all 39, only 4 houses had 3 bedrooms, 24 houses with 4, 10 houses with 5 and 1 house had 6 bedrooms. Now the … (2 comments)

teral mcdowell realtor: One More for the Record - 02/08/11 04:32 AM
One more for the record. Last week’s extreme cold brought ice, sleet and snow. It almost brought our daily lives to a halt in the Dallas metroplex. Tomorrow we are facing another winter storm. The new winter storm is said to possibly have ice and sleet only it’s not expected to be as bad as the one experienced in the prior week’s. These extreme temps are playing havoc on the local area listings. The storm caught the seller on one of my listings in the process of revamping their house now that they had vacated. And it doesn’t look like that … (7 comments)

teral mcdowell realtor: It is JUST February - 02/01/11 03:42 AM

Can you believe it? Twenty four hours ago it was sunny and in the 70's. Today Plano wakes up to be reminded that old man winter hasn't let up yet; after all it is just February. There is snow falling in the picture; a light snow. We do have some things to be grateful for. The real problem is the ice that formed on the streets prior to the snow. I heard that DFW airport was operating with one runway. It could be a long day at the airport and a difficult drive for those that have to be out.

teral mcdowell realtor: Plano in the Park - 01/30/11 11:04 AM
Plano residents woke up to a day that was picture perfect to spend in the park. It was one of those days that makes the heart long even more for Spring with sunshine and 70 degrees. It was obvious that Texans were ready to be outdoors once more as the park was full of people of all ages. I couldn’t tell who was having more fun, the people or the wildlife that was being fed by the people. The park pictured is Bob Woodruff Park in Plano located at 2601 San Gabriel. It is a community park with two pavilions, playgrounds, restrooms, … (2 comments)

teral mcdowell realtor: Golden Arches Made THE List - 01/29/11 03:06 PM
Surfing on the Internet tonight I came across an article about the Top Ten Healthiest Fast Food Restaurants. Healthiest and fast food caught my eye. Now that’s an oxymoron for sure. How can fast food be healthy! So I clicked on the link and began reading.Boy, was I surprised to see in the #8 spot the Golden Arches aka McDonald’s. Now if I am wanting to eat healthy McDonald’s doesn’t normally come to mind as a place to dine. With more Americans becoming health conscious McDonald’s has played their cards well and made some good food item changes to their menu. … (7 comments)

teral mcdowell realtor: What to Do About Home Prices in Plano - 01/28/11 05:32 AM
What to Do About Home Prices in PlanoThe decline of home prices has been a hot topic in the news over the past several months. Recent articles published in the media would have readers believing that the value of their homes is falling faster than the sky was for Chicken Little. Most of these reports are based on wide geographic areas therefore they do not always paint a clear picture of the local real estate market.Real estate is and always has been local. Remember the old saying location, location, location? Well, it remains to be true. Real estate and its current … (2 comments)
