I noticed a very interesting trend when I was looking at the MLS statistics for the months of September and October, 2006. In looking at solds versus actives many market sectors, including, increasingly the lower end market, has a five month supply or more of homes at current levels. Interestingly luxury homes (400K and up) currently only have around a 3 month supply. This is far too early to call it a trend, but interesting. In the past our luxury homes were a segment that was a bit more of a worrisome seller than what I liked. A ready supply of (0 comments)

We have many options for first time home-buyers that are strapped on cash. Bryan and College Station both have gift funds available for down payments. In order to qualify for the program you must make less than 80% of the median income for the area. Currently that amount is $34,500 for a family of two and goes up around $3000 per family member. The house has to qualify as well. The second step to a successful home sale is to stage and clean your home. Staging is a process where you eliminate clutter and maximize floorspace. Look around and find what you can pack away. DO NOT make the home too sparse, that is almost as bad as too cluttered. Pack away non-essentials, clean off the countertops and declutter the refridgerator (the kids drawings are wonderful, but not for selling a home) take off every last magnet, coupon, and newsletter. Take the family pictures down. What we are going for here is a home that shows like a model. Clean, decluttered, non-personalized. Look (0 comments)
