Normally, I received several calls every week from desperate homeowners. .
This call was normal one  for me.. except
She stated that her "house was already foreclosed" (no short sale here. .too late)
She needed direction, when to move? what 's going to happen to her family?
How long she had. . 
She was asking many questions at once. . 
Her tone was desperate. . 
Normally, I would thank for calling and after I find there is nothing I can do because her home was already foreclosed, I would say politely good bye. .
