Single Family Year-to-date (YTD) real estate market stats for February 2023. I find YTD stats provide a wider scope to the marketplace. It eliminates skewed results reflected by many homes in similar price range going on the market at one time. Also more accurate are statistics providing median values instead of averages. It just minimizes the risk of skewed results and gives a better idea of the current marketplace.

There are a lot of areas around the home that may seem kind of useless or wasted. Partial dividing walls, areas below (or even above) a staircase, or little nooks or alcoves that were created by the house’s unique design are all common examples. You might not think much about these areas, but if you consider them for a moment, you might see how they could be some serious missed opportunities. Average Days on Market hasusually been a little longer than the HRM average and has increased more the past two years. My 5 year average DOM is 44 and is much shorter than the 5 year average of 120 in Bedford because I have an effective formula for success. Be sure to ask for details. As a buyer, you have a great chance of negotiating a good deal if a property has been on the market longer than the average in the Bedford area.
