seller: It's a Buyer's Market but Sellers don't know it yet! - 08/19/22 05:09 PM
Friends, Family & Clients,
Rising Interest Rates have adversely affected housing values.  Home Showings have come to an abrupt stop.  Price Reductions as well as cancelled listings have steadily increased over the past six weeks.  However, sellers continue to make the tragic mistake of listing their homes as though it is still a seller's market.  There have been two major interest rate hikes and another that is forecast for the upcoming Fed meeting.  A homeowner wishing to sell at this time needs a reliable Realtor that knows the best price to list their home. Call us at 661-510-7975 to discuss the value … (4 comments)

Friends, Family & Clients,
We haven't seen home prices rise at these unrealistic levels since back in 2004 - 2006 when home prices went up 22% 28% & 18%.  Home prices in Valencia, Stevenson Ranch, Saugus and throughout the Santa Clarita Valley have risen between 20% to as much as 33% in just the past twelve months.  Congress is attempting to approve a stimulus package as high as 3.5 Trillion Dollars.  This is a two headed monster for homeowners and those hoping to buy a home in the future.  This influx of cash to the economy could lead to inflation levels not … (4 comments)

seller: Essential Information on a Real Estate Zoom Meeting - 09/03/21 12:16 PM
A Realtor is a licensed professional with many duties and obligations including being a Fiduciary.  Serving their clients is the most important part of this occupation.  Avoiding being sued is also close to the top as well.
Disclosures are the leading cause of lawsuits in a real estate transaction.  There are many required disclosures given to a buyer and seller of a property.  Failure to disclose is by far the leading cause of lawsuits and court cases.  The parties that must, by law, disclose information during a transaction include the buyer, seller, listing agent, selling agent, buyer's broker and seller's broker.  Failure … (6 comments)

seller: Trick or Treat, the scariest things in real estate! - 10/30/17 02:30 PM
Dear Friends, Fanily & Clients,Halloween marks the beginning of the traditionally slowest real estate market of the year.  The slow season run through the holidays until near the end of January or up to mid-February.  This by no means indicates that it is not a good time to sell or buy a home, in fact, this could be the ideal time to be both or either. Finding a home at this time of year is beneficial to buyers as there is much less competition.  A seller may be more willing to compromise than at they might be at peak season.  This doesn't … (0 comments)

seller: Let's give credit where credit is due! - 01/05/17 03:52 PM
America is doing well and our real estate industry is flourishing.  This is a great time to stop party politics and give credit where credit is due.  President Obama inherited an atrocious economy and real estate market.  Things were spiraling out of control.  The plans that were implemented saved the auto industry, lending institutions and most important to many of us on Activerain, the real estate market.

Steps that were taken are unprecedented such as having lenders work out short sales rather than foreclosure in most circumstances.  They also gave forgiveness on the money saved should a person lose their home.

seller: What's Unique about real estate in the Fall? - 09/25/16 08:47 AM
The Fall in Southern California is an incredible time in real estate due to the perfect storm.  Sellers have reached the peak pricing for the year and buyers are able to purchase a home with less competition.  This is that time of year when both parties are happiest with making a deal.
Selling a home and buying another at the same time is more beneficial at this time as well.  The home they are selling, if priced and promoted properly, should sell in a timely manner.  The home they hope to purchase will be much more apt to accept an offer … (1 comments)

seller: A Tip to those start off in their new career from a seasoned veteran - 10/18/15 02:39 AM
The best advice for anyone in the real estate industry and perhaps it works for most others is to nurture your image with your fellow professions in the industry. Clients, Buyers and Seller change regularly but the people in the industry can remain for the next 20 or 30 years. Your reputation with these people will live and either carry you through tough times or haunt you for the length of your career.
We have been through one of the worst downturns that real estate and our nations economy has ever been forced to endure. The Realtors, Lenders, Title Reps, Escrow Officers, … (5 comments)

Dear Family, Friends, Clients & Fellow Realtors,   Buying and selling a home during the winter and the holiday season in particular brings distinct advantages. There is less competition and both the buyers and sellers are highly motivated. Interest rates tend to be favorable during the lull due to the season, this is beneficial for both parties. There is more time for people buying and relocating to see homes. Homes show well during the festive time of year. People seem to be less pressured and more relaxed buying and selling a home during the holiday season. Loan approval process can be … (1 comments)

Controversial FHA payoff rule to end
Kenneth R. Harney

WASHINGTON — Can you be charged interest on your mortgage even after you've fully paid it off? Can the meter keep running when you owe the bank nothing — your principal balance is zero?
Surprise! Much to the chagrin of large numbers of home sellers and refinancers, the answer for years has been yes. If your loan was insured by the Federal Housing Administration and you paid it off before maturity, at closing you'd be expected to cough up a full month's interest, no matter what day of … (4 comments)

seller: Selling Season is about to begin! - 01/19/14 03:55 PM
Dear Clients, Friends & Fellow Realtors,
We're at the cusp of the annual change from a buyer's market to a seller's market.  Homes have been sitting on the market unsold much longer than at any time in the past two years.  Buyer's have noticed this and responded by waiting for prices to drop or the holiday season hangover to end.  This is not a new phenomenon though.  For some reason, year after year, buyers wait until competition grows and the media expresses the shortage of listing as well as the multiple offer situation before deciding that it is time to … (0 comments)

seller: I only want to work with the Listing Agent! - 08/16/13 02:37 PM
Some home buyers refuse to work with anyone except the listing agent.  This approach is not only ridiculous buy against the buyer's best interest.  This type of buyer has a couple of thoughts in mind.  First one is they will have an in to the seller in getting their offer accepted.  Second is the thought that they seller will save money money and sell to them as first choice.  Third thought is the Listing agent will pay kick back some of the commission to them.
It is true that a small percentage of Listing Agents will break the rules to favor … (3 comments)
