7/4/2012 – I expected more from June. After a wonderful start to the year, we have certainly leveled out. I believe the record high temperatures have played a role given that June was scorching hot. Perhaps, things will cool and July will see some of June’s action.

Every other area had less real estate activity, several showed major drops. After a lackluster first quarter, Jefferson County home sales have not rebounded as many had hoped. Each month we will bring to you an easy to read chart on how both Jefferson County and Oldham County home sales have performed over that past 7 years.
As with our first post on this feature, home sales in past two years have been roughly the same and a little better than the previous year. Still not recovering to the point of 2005-07, there is going to be some ground to be made up. Whether 2011 is the year that starts the run-up is still unclear. I just read a great piece by Dave Kansas over at SmartMoney called, Real Estate: Finally a Good Investment? where he admitted that while the real estate market as a whole has a lot of problems, buying residential real estate makes sense. First, the hard reality about the United States market as a whole.
