Today, many real estate conversations center on housing prices and where they may be headed. That is why we like the Home Price Expectation Survey.
Every quarter, Pulsenomics surveys a nationwide panel of over one hundred economists, real estate experts and investment & market strategists about where prices are headed over the next five years. They then average the projections of all 100+ experts into a single number.

Last week, the National Association of Realtors (NAR) released their Existing Home Sales Report. The report announced that the median existing-home price in June was $236,400. That value surpasses the peak median sales price set in July 2006 ($230,400). This revelation created many headlines exclaiming that home prices had hit a “new record”:

home values: The Difference between a Home's Price and Value - 04/05/09 02:06 AM
Sometimes the words "price" and "value" are used interchangeably but there is a significant difference between the two. Price is the amount of money someone is asking for in order to sell. Whereas value is what something is worth. Logically the price of a home should reflect its value. It is the value that establishes the price not the other way around. Just because someone is asking for a certain amount does not mean that it is worth that amount.

As we saw in Average Sales Price of Omaha Homes the average sale price of Omaha homes is declining. This is a result of having more homes for sale than there are buyers in the market; basically we are in a buyer's market. Another result of the buyer's market is that fewer homes for sale in Omaha are actually selling.
Here are the percent of homes that were for sale in Omaha that actually sold over the last ten years.
