This is a summary of the Omaha real estate market. Of course I know that we are almost at the end of February by now, but better late than than never.
The overall market has picked up and there is now an 8.42 month supply of homes for sale. This is down from 11.86 in December of 2009.

From what I have seen is that sales are picking up and prices are remaining steady. The increase in sales might be due to more buyers or because sellers are becoming more realistic about what their homes … (0 comments)

The numbers are in not just for how the real estate market fared in December but also for the entire year of 2009.
First for December. The number of homes for sale remained high and the rate of sales continued to slow. The month ended with nearly a twelve month supply of homes for sale.
To summarize, while more houses sold in 2009 there are still a lot for sale. The Omaha real estate market has picked up over the last year but at the same time prices are down.

In order to provide the most information in the least amount of space I have combined my monthly market update, existing homes sales, and new construction sales reports all into one giant smorgasbord of real estate information.
First the overall Omaha market slowed significantly in November, jumping from 6.08 months of homes to sell to 9.95 months supply. Largely due to the approaching expiration of The First-time Home Buyer Tax Credit. Buyers rushed in October to get an offer accepted so that they could close by November 30th. The numbers for the Omaha real estate market are in for the month of October and they are a little disappointing. Based on the rate of sales there is currently just over a six month supply of homes to sell. This is the largest supply of homes since February 2009.

Much of this is due to the looming expiration of the $8,000 First Time Home Buyers Tax Credit. If this were to be extending, as some in Congress are proposing, I expect that sales would pick up a bit.

After slight increase over the last few months in the amount of time it was taking for homes in Omaha to sell, in September the rate of sales picked up a little. At the current rate that homes are selling, we have just under a five month supply of homes on the Omaha market.

With the new month it's time to see where the Omaha real estate market is at.
While the percent of sellers that accepted an offer has been gradually slipping over the last few months, it is still slightly higher than it was in May. With the $8,000 first time homebuyers tax credit ending on November 30, I expect the market to remain relatively steady through October. Then the usually Fall and Winter slowdown will be exaggerated when the rush of first time buyers comes to an end.

Time for out monthly review of Omaha home sales. This month the numbers are not much different than last month's (Omaha Real Estate Market - May, 2009).

Sales have remained steady, in my opinion, due to the time of year and the first time homebuyer tax credit. Of course neither the sunny weather nor the tax credit will last forever. I'll not optimistic what will happen come December 1st when the tax credit expires and the government is no longer propping up the real estate market.

Another good, or at least better, month for Omaha homes sales.

With the current pace of sales there is less than a five month supply of homes for sale. I haven't seen the supply this low since I start tracking it back in October, 2006. Does this mean that the buyer's market is over? Not by a long shot.

Is the market picking up? It sure looks like it. While the number of homes for sale has gone up by less than one hundred since last month, the number of accepted offers has increased by nearly 50%! Finally some good news for the Omaha real estate market. Take a look at these numbers!
There is only a seven month supply of homes for sale which is quite an improvement from last month when there was over thirteen months worth of homes to sell (Omaha Real Estate Market - December, 2008). Don't breathe a sigh of relief just yet though. It's 2009 but before we start looking forward to the new year and what it has in store for the Omaha real estate market, we need to look back at how 2008 ended.
In comparison to November, 2008 (Omaha Real Estate Market - November, 2008) the supply of homes has not changed much. We have a 13.20 months supply of homes to sell as opposed to the 12.68 months supply we had at the end of November. December is the slowest month for the real estate market. Hopefully things will only improve from here.

The subject he will cover is Maximizing Your Online Presence. Currently the cost of maintaining a real estate license in Nebraska is minimal. The costs include:
Omaha Area Board of Realtors® (OABR) dues $475/year
Nebraska Realtors Association $90/year
Great Plains Multiple Listing Service dues $30/month
Errors and Omissions Insurance $135/year
eKey for GE Supra lockboxes $15/month
The OABR and National Association of Realtors® (NAR) go to great lengths to keep these costs down so that membership is affordable. In my opinion, that this is entirely the wrong thing to do. Getting and keeping a real estate license shouldn't be easy. People depend on their Realtor® to assist them with one of … (3 comments)

On November 28, 2008 Fremont MLS was merged into the Omaha Area Board of Realtors' Great Plains MLS. As a result the Omaha MLS will now cover a much broader area of Eastern Nebraska.
I would like to welcome all of the Realtors in Fremont to our MLS. I hope this will create more sales opportunities for everyone and benefit our clients with greater exposure resulting in quicker sales.
