A showing desk is the term used to describe a phone number for Realtors to call to schedule showings on homes that are for sale.
There are two types of showing desks. The duty desk and a dedicated showing desk. A duty desk is staffed by agents and they receive calls both from agents that are scheduling showing and receiving calls from buyers. As you can see less than 11% of sellers that had their home on the market accepted an offer in the month of January. At this rate of sales it would take over 9 months for all the homes for sale to be sold.

Sellers often only look at the price for which other homes in their area sold and how long it took the homes to sell. What is missing from this view is putting it in context with the current market. This is why I use Absorption Rate.
Absorption Rate shows that at the current rate of sales how long it would take for all of the homes for sale to be sold. This gives a much more accurate view of the time it may take for a home to sell. This is usually applied to a subdivision.
