Full Service - What does that Mean?
If you ask the average person what "Full Service" means when it comes to real estate most won't be able to give you a solid answer.  Truth is the term was created by the real estate industry to justify charging higher commissions, also called full commissions.
Another term created by the industry is "Discounted Service" (or "Discount Brokerage"). This is a term is used to describe Realtors that do not charge full commissions and is used to insinuate that agents that charge less also provide less.

In a tough market like this one it takes creativity to aggressively market and sell homes. Part of aggressively marketing a home is promoting it to other agents. The Omaha Area Board of Realtors' MLS only allows for 500 characters in the public remarks and this includes spaces. As a result you often find agents creating abbreviations in order to fit within this limit. What is really perplexing to me is that many agents use obscure abbreviations when they are only using a fraction of the 500 characters allowed.
Here are some of the common abbreviations that most people can figure out:

mba - master bath
wo bsmt - walkout basement

According to the National Association of Realtors only 1 in 400 homes sell due to an open house. Why are open houses so ineffective? Because serious buyers don't go to open houses; they schedule showings through an agent. On Friday 5103 S. 81 St. sold. It sold only 33 days after I put it on the market. However it had been on the market with other agents for a total of 246 days!
What did I do differently than the other agents? First I told the sellers what they needed to do to get the home sold (painting, small repairs, removing odds and ends, etc). From walking in the house it was obviously that the previous agents had not done this.

In order for an agent to show a house to a buyer, the agent must have access to the property. The simplest solution is to have a lockbox on the front door with a key. There are two basic types of lockboxes.
The first is the combination lockbox. In order to open it, one must have the combination.
