home stagers: Bedroom Staged As A Study Gives New Purpose When Selling - Houston - 06/21/12 08:46 AM

 Before as a Bedroom

Bedroom Becomes Study After Staging
Bedroom staged as a study gives new purpose when selling.  A while back, I came across these photos from a townhome that Redesign Etc. staged years ago but these still show how to re-purpose a room.  This particlular room was on the lowest level, and had become a catchall that wasn't being used for guests anyway.  We were able to move and rearrange the sellers furnishings around to make this into a more functional room. Being able to use the homeowners existing furniture was a huge budget saver!  They didn't have … (23 comments)

home stagers: Buyers Want What they Want and they Want it NOW!! - 09/21/10 04:19 PM
My collegue and friend Kathy Streib makes excellent points on what buyers want. Todays buyers are leaning towards buying move-in ready homes, not a DIY project.

home stagers: Houston Sellers Are You Missing Out On Buyers? - 07/24/10 05:00 PM
This week we will be staging two entirely different looking home styles, in different areas of Houston.  They are different price points, and have different demographics.  That's what we do when staging, it's not a one size fits all type of thing.
Each home albeit may look somewhat the same in developments, but the demographics and price points can be $1000's of dollars more or less depending on the location in or around Houston.
Professional home stagers need to be aware of this when staging a home, you can't stage for a young family when your demographics are over 60 and vice-versa.

home stagers: A Stager's Advice to Realtors - 07/07/10 07:34 AM
This is so true for buyers, I was just looking on line yesterday at photos for houses that were for sale, as I'm getting into that seller mode mysel, and couldn't believe what I was seeing.  It doesn't matter what price range, you're going to lose buyers if you're photos don't portray a picture perfect home.  Most people don't won't to wait or don't have the time for a Virtual tour to load, so Patsy's advice on stills is true, they are most important.

home stagers: Curb Appeal- 10 Points to Consider When Selling Your House. - 06/23/10 04:29 PM
A great blog post about curb appeal and how important it is when selling a home by my fellow stager and friend Kathy Streib of Room Service Home Staging in Del Rey Beach, Florida.

You hear about Curb Appeal when selling or buying a house, but what is it and how do you get it? Does it means the house has nice curbs?  Well, that's a good start  but Curb Appeal to the buyer means that when they see a picture of your exterior on the MLS, a mental "check mark" is placed by your listing.     Curb … (3 comments)

home stagers: Will You Cover Up Minor Flaws in My Home? Home Staging Questions Answered Series - #9 - 06/20/10 04:46 PM
I have some minor cosmetic flaws in several parts of my home inside and out, will you cover them up with photos, rugs, plants, sofas, or other pieces of furniture?  No, absolutely not.  We don't believe in covering up needed repairs.  If a home seller can't fix a repair, we will not cover it up, we fill that is not fair to the buyer.  We recommend that a minor repair be fixed.  An inspector or an appraiser will catch an unfinished repair, and it could be a deal killer for a buyer upon the final walk through.  You certainly don't want that … (11 comments)

home stagers: Savvy Home Sellers Are Looking For REALTORS® That Offer Home Staging Consultations - 05/30/10 04:41 PM

More and more homeowners understand that in any market, especially this one, a seller needs to do everything possible to get a home sold.  That's why they are looking for real estate agents that offer this service, or know of a home stager they can recommend.  A home staging consultation is the most cost effective service a seller can get before putting their house on the market.
Why do Home Sellers Want Professional Home Stagers?
Home sellers don't want a generic list of "Things to Do"handed to them from their agent.  They want personalized service … (16 comments)

home stagers: Home Staging Using Dogs As Props? - 05/19/10 05:11 PM

I read an article earlier titled "Insider secrets on selling your home in a down market", Carolina Buia, an author for Shine on Yahoo asked four top real estate agents across the country to give their best selling tips in a cool market.  There was some solid advice here, but I had to stop and reread the #10 tip.

home stagers: "Ask A Stager A Question Week" at Redesign Etc. Home Staging - 05/18/10 06:18 PM

This week is "Ask a stager a question week" at Redesign Etc. Home Staging.  I will try to answer questions pertaining to home staging, interior redesign, paint, colors, design dilemmas or questions you might just have about the concept.
For example you may wonder what the difference is between "Home Staging" vs. "Redesign".  What do home stagers really do?  What if my dining room is painted red, should I change the color?
So ask away, and feel free to send photos of rooms, or areas you have questions about.

home stagers: Can I Stage My Home Myself? Questions Answered Series #4 - 05/16/10 03:23 PM

Some people absolutely can!  But it's not recommended.  Why, because they may get the premise, but they may not understand the process behind it.  Alot of factors go into staging a home, demographics, market trends, psychology and much more, not to mention the actual staging process.  Also, home sellers have a had time being unemotional or unattached to their items, and can't be objective if trying to stage a home themselves.  I often find that a seller will try to stage their own home and still aren't sure how it looks and will call me in for a professional opinion. It … (4 comments)

home stagers: Can You Use My Existing Furnishings To Stage My House? Questions Answered Series #3 - 05/16/10 02:55 PM
Absolutely!  As a matter of fact, we love using a homeowners furnishings, it's like having a furniture and accessory store at our fingertips.  We use your belongings in ways that you may have not thought of.  Often time owners get used to having their furniture the same way for years, and like it that way.  We come in with a set of fresh eyes and see your house in a different light than you do.
Most of the time home sellers have too much or too little, rarely do I come across a home with the perfect balance of furniture and accessories.  … (3 comments)

home stagers: My House Has Been On The Market A While...Is It Too Late To Stage It? Questions Answered Series #2 - 05/16/10 02:37 PM
No, it's never too late to stage your home.  If you have your home listed with a REALTOR, tell them you are having your home staged, so it won't be show ready for a few days.  If your home is vacant, the process to bring in furniture and accessories will be coordinated with your home stager.  A full-service home staging company will be able to furnish your home and get it ready within days, depending on their schedule.  If you're on a tight budget, I recommend staging key rooms, and any rooms that need defining or it will leave a buyer wondering … (2 comments)

home stagers: Three Questions For Entrepreneurs (OK, Four...) - 05/10/10 04:29 PM
What a great little article that was posted by Mike Jones from Sunstreet Mortgage in Tucson, AZ.  As home stagers we are all entrepreneurs, and all of the 4 questions can apply to us in our home staging busineses as well. Some excellent points to ponder.

When you entered the business of real estate, you may not have thought of yourself as an entrepreneur.  Perhaps you thought just the opposite, surrounded as you were by your broker's systems, your membership in the Brian Buffini organization, and (if you were fortunate) the guiding hand of a mentor.
If you're still in the business today, you're … (9 comments)

11 Steps For Getting Your Home Sold - Even in this market.
I first wrote this post a little more than a year and a half ago. I've updated it and added another important step. The real estate market has gotten even more challenging since then. But despite the challenges, many of our Los Angeles staged homes are selling very quickly, sometimes with multiple offers and sometimes over asking price. A few other experienced Los Angeles home stagers are … (10 comments)
