For decades high rise condos in Phoenix were rare. In fact until 1990 there were only four high rise condo buildings in the entire Valley, all located in the Phoenix Midtown area. And those four towers, constructed in the 1950's and 1960's, were built as rental apartments and only later converted to condominiums.
In 1990 construction began on Crystal Point, the first high rise condos in Phoenix. Unfortunately that was the same time that the Savings and Loan crisis hit the country and sales of these Phoenix condominiums were slow for almost a decade.

I have been speaking to a lot of investors lately who are considering buying some of the large notes and assets hitting the market in Phoenix, Tempe and Scottsdale (e.g. Century Plaza, Safari Drive, Portland Place and many more).  At first blush it can be a bit depressing witnessing all the carnage of unfinished and/or unsold high rise and loft condominiums.  But here are some good points:

The hot niches in Phoenix high rise and loft urban living are rentals and distressed properties.
During the boom many investors preferred buying high rise condos instead of single family detached homes because the construction of high rise takes much longer (three to four times longer) so there is the potential for so much more appreciation prior to the investor taking possession of the property.  Thereby the investor would walk into tons of profit with little money out of his or her pocket.
That was the theory anyway.
Reality turned out to be much different.

Biltmore Square, located at 1701 E. Colter Street (just north of Camelback) in Phoenix was one of the very last developments to squeak throug the real estate boom door before it slammed shut hard.  It was approximately December 2005 that investors lined up and fought one another for the opportunity to buy at this apartment building turned condominium project.  Friends and mothers and daughters and co-workers jumped at the chance to turn a quick profit.

There are two condominiums available in the Crystal Point High Rise at 10th Street and Osborn, Phoenix, that are NOT on the MLS yet.

The developers of George Condominiums (12th Street just north of Missouri) celebrated the completion of construction this afternoon by throwing a little bash at the community.
What fantastic lofts.  These 2331 square foot, 2+den and 3 bedroom, loft style homes, with 2 car attached garages sell are priced from $685 to 750,000 and are worth every bit of it.  Ryan Spiekerman, one of the two developers, has a very keen eye for detail and style and it shows.

Construction of Mitchell Lofts in Midtown Phoenix, 9th Street and Mitchell which is just north of Osborn, began in the last week or so.  This is a small, seven unit, multi story, loft style condo project on an in-fill lot in a neighborhood of 1940ish homes and 1950-1960 apartment buildings.  Each condo will have its own, attached, two car garage and a roof top balcony.
The floor plans are a tad different then what we are seeing in other infill loft projects in that the "extra" bedrooms and baths are downstairs off the garage and the kitchen and master bathroom are upstairs.  … (1 comments)
