Everyone wants to know what is going on in the Real Estate Market. I always enjoy comparing what is going on in other markets around the country.
Here is a snapshot of what is going on in the Lee County, Florida real estate market.
Looking at the February data we find that Sales remained steady, but closings took longer. Let's look at a breakdown and then we can talk about what it means in our area of the country.

In May 2016, Lee County had more properties coming into the market.
We see that Active Listings of Single Family homes were up 14% compared to May 2015.
As for Townhomes and Condos they show a much larger increase of units coming onto the market. They had a 36% increase over May 2015.
This means that Inventory increased 14% from May 2015. Inventory in May stood at 4.9 months.
Another interesting sign is that the Sale Price as a percent of
Listing Price stayed at 95.1%. 
 
Median Sales Price was Up 4.7% at $225,000
 
There were 4 Price Points that showed a positive increase in Sales:
$150,000-$199,999 up 34.5%

In February we experienced a drop in closes transactions compared to February 2015.
There were 825 Single Family homes closed this February which is down 12.5% from 2015 when there were 943 closed.
There was also a 26% drop in Condo closings-down from 521 to 385.
What is interesting is that the Median Sales Price continued UP. For Single Family homes the median Sales Price was $216,810, which is nearly a 12% rise over 12 months. In February 2015 the Median Sales Price was $194,000.
Condo sales prices rose 13% to a Median Sales Price of $192,000.

According to a year-end market report from the Florida Realtors®, the housing market in the state of Florida as a whole was better than 2014 with more closed sales, more new listings and higher median prices.
 
In Lee County, the number of closed sales for Single Family Homes was up 9.7% to 13,635, compared to 12,427 in 2014. For Condos and Townhomes, sales were up 2.3%.
The Median Sale Price shot up nearly 13% to $213,150 for Single Family Homes.
For Condos and Townhomes, the price rose 7.3% to $179,000
The Statewide Median Price for Single Family Homes was $196,000 up 10.1% from 2014. The … (6 comments)

It is so important to keep up to date on the Real Estate Market. Here is a look at the Lee County Florida Real Estate Market.
In December we saw a drop in home sales in Lee County.
 
Single Family homes Closed in December 2015 was down 2.8% from December 2014.
In the same time period the Median Sale Price rose from $190,000 to $231,000 an increase of 21.6%.
 
The Months Supply of Inventory dropped 13.5% to 4.5 months.
The Median Days On Market decreased by 11.8%, now 30 days.
