real estate: The Single Biggest Change That Brought The Consumer To The Internet To Find Real Estate - 02/25/12 06:10 AM
The Digital Image Has Succeeded In Bringing The Consumer To The Internet To Find Real Estate
A Couple years ago, Nobel Prizes were awarded for Science. One of the recipients received it for digitizing light. This new amazing discovery has changed our lives in so many ways. It brought about the digital camera and made real estate estate easy and pleasant for the consumer to discover on the Internet.

This original photo was enhanced with a little color saturation and daylight brightening and is an example of how digital photography has been better utilized in the real estate industry.

The Race You Probably Can't Win - The Race Against Technology
But what we can do is to benefit from others in our ActiveRain network to learn best how to make the parts we do understand  work for us. Be it computers, software, mobile appliances, Internet applications, blogging, social sites, networks or whatever. This thought came clear to me when I started the iPad User group 2 months ago here in the Rain. After all, we all only have set amounts of disposable income that we are willing to spend ( the word invest comes to mind ) to make life … (60 comments)

real estate: A Fun, Free and Practical Resource for Every ActiveRain Member!. - 09/13/10 03:15 PM
What can be fun and practical for real estate professionals to give as a gift to our clients? I learned of a marvelous resource at SMMCamp that I started to use over the weekend. Here is the very first effort that took all of about 3 minutes.
This free program can turn any photo into a pencil drawing or a variety of many other effects.

The program is called Photofunia. Before you dismiss this as just another cool resource and forget about it, allow me to share with you a couple of wonderful ideas of how you might implement this tool … (96 comments)

real estate: What's that you say, " They did what? " - 06/17/10 06:16 AM
What's that you say, " They did what? "

Have you ever stopped to realize  that people talk or think about you more often than your realize ? Even when you don't think they remember you, they do. And their impressions of you are repeated many times even from long ago.
What reputation have you built ? What do people say about you when you came back into their minds. You recall a near perfect relationship but that may not be the way you will be remembered.
Most people in business and in real estate in particular, don't realize that … (108 comments)

real estate: ActiveRain an Active Participant in the Virtual Real Estate Bar Camp Conducted April 6th, 2010 - 04/07/10 11:10 AM
VREBC was a happening event, hosted by the Real Estate Tomato's founder and principle, Jim Cronin. The event was attended by over 4000 registrants and I am certain there was no one in attendance that was disappointed.
The on-line all day course was divided into 4 different on-line rooms with a new presentation each hour. Each presentation was 45 minutes long and each room had a link to a separate room set up on Facebook where immediately following the presentation, the presenter  could receive and answer questions on the fly from attendees.
There were a total of 28 different presentations during the … (46 comments)

real estate: San Diego California Real Estate-How Often Do You Check Your E-mail - 06/27/09 12:39 PM

San Diego Real Estate - How Often Do You Check Your E-Mail
I find it fascinating and a more than bit irritating trying to reach agents with offers or inquiries to even be able to write them. They don’t seem to return phone calls nor do they respond to even having received offers. There are a few agents that seem to be able to get away with Bankers hours. Nor do they work weekends. It doesn’t take that long to return a phone or even answer an e-mail. But not to even acknowledge the contact, drives me up a wall. … (125 comments)

real estate: My Real Estate Has Gone To The Birds And They Are Loving It! - 04/30/09 06:38 AM
Literally! Yesterday, A new young couple of Morning doves were testing out several of my planters for their new nest. I have experienced this before and this time I was ready.  I would rather not have them moving in on my Fuscias (because they require lots of watering) so I had prepared an unused planter with nesting materials and removed the Fuscia plant they had decided would be their nest to bring their little ones into the world.
In its place I hung the newly prepared planter to see if they would be happy with the new nesting area I had prepared for them. When I … (53 comments)

real estate: What's Your Hook? - 11/08/08 05:19 PM
Earlier this Year, the LA Times had an interesting article called the Blogger’s Brigade. The article starts off with comments by  Larry Cragun author of the blog, “Real Estate Undressed” in an article about the new wave growing, real estate agent blogging. “ There is a new wave growing and we believe you will eventually only use an agent  that Blogs. Why? Because ……if they blog about a community, they must know it and you will also learn about them as they blog”.
The writer of the piece goes on to say that  people must be heading his advise because as … (82 comments)

real estate: One of the greatest benefits to blogging is mostly unrealized ....until you recognize that you are now different than you used to be. You are a changed person! - 10/21/08 06:57 AM
Sorry for the long title but it says exactly what I mean. If you are a blogger with say fifty to hundred blog posts, you are most likely a changed person.
Don't think so?
Think about how much reading and commenting you do. Think about the hours and hours of looking up things ( we call that research). You are learning many new things with different perspectives, perhaps at a more accelerated pace than ever in your lives.
You are changed! You think and talk differently with consumers. For one thing, you probably know your market better than anyone else, at … (93 comments)

real estate: Why I Strongly Advocate the Use of a Buyer's Brokerage Agreement When Representing Buyers - 04/12/08 08:23 AM
The California Association of REALTORS standard forms agreement provides for exclusive representation when working with a buyer. It clearly identifies the scope of responsibility for the agent. When a buyer is looking to secure property in California, it is my firm belief that they should always opt for an exclusive arrangement with their chosen REALTOR professional.
While I would always encourage a Buyer to seek out the best representation possible, in my opinion, it should logically precede the search for property. One of the responsibilities of any REALTOR licensee who might be representing a seller, is to ask any buyer prospect … (54 comments)

real estate: How Do You Spend The 168 Hours Of Your Week? A Bit Revealing! - 08/06/07 10:28 AM
This post is almost like a MeMe in that it is sort of revealing about me. I just finished with my monthly time budget for those things that are essential to my life and well being. I delegate my time in 12 categories. The last one is a catch all for anything. I need that category to be there, but there is not a lot specifically included there so I have to be careful if I want my time budget to be effective.
First let me say, like all of you I do a lot of multi-taking and today we need to … (40 comments)

real estate: Deal or ....No Deal? - 07/23/07 08:13 PM
Whatever is on the minds of real estate buyers these days, flashy perks are not getting their attention.
Serious Buyers are looking for a home, a place to live, not a trip to Mexican Riviera or a new plasma tv.
Effective incentives addresses the behind the scenes thinking of todays buyers. Costs associated with the purchase, the cost of the home, the property tax bite and what all this adds up to as a pay out each and every month.
Some incentives that interest Buyers today would be lowering the interest rate in a possible Seller-Buy down, contributing by the Seller in the down payment and assisting in … (24 comments)

real estate: If we lived in perfect world, what would your REALTOR world look like? - 07/19/07 03:20 PM
Would your life be materially different if your business life were different? Would being a REALTOR and working an 8 hour days ( instead of 12 to 14) and 5 day weeks ( instead of 6 or 7) provide you with all the success you want and need? It can!  But it will require a major paradigm shift in your thinking.
One of our biggest mistakes as REALTORS is to believe that working harder is always more productive. It can be to a point. But when you reach your threshold , that's it.
Working smarter is more productive and the smarter you work, … (61 comments)

real estate: This market is GREAT! New Owner Pays $59,000 a Month for Mortgage - 07/15/07 06:38 PM
At an exclusive project in San Diego County, the developer finds a wealthy market for the Resort Home Buyer. He is offering completley furnished mansions ( up to 23,000 sq ft) that will set you back up to a cool 20 million.
The developer's plans include 8 homes on a 24 acre tract in the most exclusive part of San Diego County. One house has been sold and closed escrow and another in escrow. So much for the all the gloomy reports of a market slump. Not here and not now at least!
The LEASTexpensive home is going for 11.9 million and with a 20% … (19 comments)

real estate: Agency, What Is It and Why Is It Important to you ? - 07/10/07 08:46 AM
Agency is in a state of flux at this moment in many parts of the country. Suffice it say, unless you have signed a contract delineating your agency relationship, the agent you are working with may not owe his primary fiduciary responsibility to you. You will be provided very early in our property discussions with an Agency Relationships Disclosure. It will provide a brief discussion about Agency Relationships for each of the ways you may be represented.

real estate: Should There Be a Limit On What Type of Services a Real Estate Licensee May Provide? - 07/08/07 06:13 AM
I was asked a question from a fellow ActiveRainer if real estate agents should be able to discuss credit scores and give advise on ways to improve credit scores. It originated with the context of discussing FICO scores. This question opens up an even bigger question. Should there be a limit on what types of services may be provided with a real estate license?
As we get more and more into the core of the real estate service business and try to justify our existence , it might not be a bad idea to be providing agents that have an interest ,an opportunity to … (35 comments)

I had the pleasure ( and the great learning experience) of doing a class call tonight for Michael Russer's ( Mr. Internet ) E-Productivity Students. I attended Michaels' class last April and it was amazing. It is a 10 week course that contains very detailed material for developing a real and profitable Internet Presence. I learned so many things about site branding and how to appeal to the Internet Empowered Consumer(IEC). The course runs two different courses simultaneously. The Clicks to Close Course and the e-Productivity Course. One class deals with the what to do's and the other class teaches you How to do it. … (2 comments)

real estate: Overpricing a Home Will Cost You the Sale and Lost Value - 06/12/07 03:55 AM
One of the serious consequences of over pricing your home is that it will sit unsold on the market. It becomes shop worn and then it simply languishes on the market until it expires. When you re-list the property, the market conditions have usually changed and not only is a serious price adjustment going to become evident, when it does finally sell it will be for so much less that it might have been when it was first introduced  to the market
How did it get to market so overpriced in the first place?. If the agent takes the over priced listing with the … (9 comments)
