With all the bad news lately in the newspapers I thought to update the absorption rates in the Greater Vancouver area for condos. So what does the following chart say. Well, for example, the absorption rate for NorthBurnaby has gone from 8.18 to 9.24 in the last month. That means that it will take on average 9.24 months to sell a condo in North Burnaby. East Burnaby looks the best, but it is a very small sample. Depends where you are in the Lower Mainland it may take you an average from 7.2 months to 18.8 months to sell your home. Sellers in North Vancouver still seem to have the best shot at selling their homes quicker than elsewhere. Luxury home market in West Vancouver is slower. Sellers need a lot of patience and some good preparation to sell their homes. It is not like nothing is selling. There are 31 homes on average, being sold in West Vancouver. I was sitting down and reading my morning PROVINCE newspaper, and read an article on the state of the U.S. Housing market. Specifically, the article dealt with what appears a turnaround in the house sales in the state of California. because California constitutes 25% of the housing stock in the U.S., any moves. positive or negative will reflect on the nations housing trends and business. Most of us Realtors work hard with our clients and go to a lot of effort to present the property in the best possible light. We buy good equipment and sometimes fancy software to play with pictures, virtual tours, panoramic scenes etc. Sometimes we use outside service to get these photos and virtual tours done.
