I listed a wonderful home for some of my "A" clients this past Saturday and ratified the contract today. Two offers came in on the home and the bidding war begun. Of course, we went with the highest and best. It just goes to show you that if you have a great home, great sellers, and a great price, your client can usually get more than they thought. I agree Nate. Sometimes it is difficult to get the seller to price it right. I tell all sellers, "Properties that are priced slightly ahead of the curve are moving on a regular basis. Homes that are priced behind the curve are sitting". Good for you for getting them to price it right and therefor getting good results.

Well now - you should all come out and visit out here on the other coast...

OUr inventory is down some 80% from last year, we are out of properties, just about. 2 weeks ago I was lookign for a house in a nice BIG neighborhood here, and guess what, all I got was 7 short sales, one my own... No bank owned, no standard sales...

Our market is level and feels like it is turning, I have had offers soem 30-40k over asking and lost the house... Talk about annoying.
The big trouble is the short sale lenders who don't want to price it right and then kinda pushes the foreclsoure.

Good deal on getting that one out th edoor - always feels good.
